There are 2 immigration offices in Buriram, one by the old football stadium and another by the new stadium, back of kfc

In my opinion your landlord should register you first...

they should be able to file their own TM30 with the lease, landlord i/d house book and a TM30 form

some land lords just give the documentation to the tenant and let them go file on their own, BUT some landlords do it themselves..

Nope, you should be good, file a TM30 (with what ever the Buriram office requires) start doing your 90 day reporting there and you should be good to apply for your next yearly extension thru the Buriram office.
