TLDR : Answer Summary
When renting in Thailand after obtaining a DTV, consider these essential do's and don'ts: Do take a short-term accommodation like a hotel initially to explore rental options firsthand. Create a list of must-haves and nice-to-haves in your rental, including government rates for electricity and the landlord's responsibility for TM30 compliance after travel. It’s also advisable to seek high-demand and desirable areas like Thonglor or Phrom Phong for better living conditions.

Make a list of must havea and nice to haves. I put things like Govt Rates of electricity - Landlord/agent does TM30 and after any travel. Wifi must be fast and fibre.
