was denied Dtv (new york); i guess owning and renting out and managing real estate isn’t considered remote work as a “digital nomad.” even though everything is done from my phone and internet……… they replied that they can offer a multiple entry tourist visa. should i go for that, and can i re-apply after 6 months for another 6 months and keep repeating? or should i apply for soft power thru a MT fighting class? anyone have any opinions or suggestions? thanks

TLDR : Answer Summary
The user was denied a digital nomad visa due to their real estate activities not qualifying as remote work. They have the option of applying for a multiple entry tourist visa but are considering a soft power visa through Muay Thai training. Responses suggest that multiple back-to-back tourist visas are unlikely to be granted and that applying for the soft power visa is advisable, especially through established training centers in Thailand. Additionally, some commenters recommend seeking the visa through neighboring countries to avoid complications related to the New York application.

New York is hard! Did the same thing to me and lied about offering a multiple entry visa! No you will need to apply for it and spend extra money. Easier to just ignore new york altogether and get it through another Asian country by way of may thai, cooking, etc. Don't deal with them!

How long did it take you to get approved in total?

A friend got his in almost 5 weeks. We both were requested to supply additional info 24 hours after filing then applications were in pending status for the balance of the time.

EVO360 muay Thai in Pattaya, owner name if Sharon and from the USA. She is very familiar and can explain about soft power dtv ... She has 100% acceptance so far. 20k baht for 6 months training gets you a 5 year visa.

Get the METV for now. You can stay up to 9 months if you time it right.

If you’re not doing real estate through a company, I think you’d struggle.

Save yourself the hassle and do a soft power application.

You won't get multiple back to back multiple entry tourist visas. Go for soft power

Are you just a personal landlord or do you have a business where you are N employee? Very different.

Try a Soft Power Muay Thai but apply closer to Thailand ie Vietnam, Laos or Cambodia. Seems they are getting tighter on requirements though for the Workaytion in some places.

Greg Bewick Some DTVers got approved in London doing real estate mgmt remotely. Each embassy differs in approval and as you say things are tightening up.
