I am currently holding student visa and it is about to be 90 days soon in 10 days
I am going to extend my visa and I am worrying if TM.30 is required. My landlord didn’t apply for TM.30 yet

TM30 is landlord's duty. See the blank form, scanned. Not sure if it must be in person (landlord), can be done online if they have registered.
If can be online, this might work too: get landlord to fill this copy in, copy of their Thai ID and copy of their Blue book and take it to Immigration yourself.
See the form. It is not asking you anything, all for landlord. You would not even know some address details in there.
