Hi Folks

How long does it usually take the Thai Land Department to process a house purchase, via an independent Lawyer for a foreigner?

Thanks
Answer summary
The processing time for a house purchase by a foreigner in Thailand can vary depending on the specific circumstances. Comments suggest that if all documents are correct, the Land Department may take only a few hours to process the purchase. However, there is often a requirement for a 30-day announcement period. If the property is under a company name, additional documentation may be needed, which could extend the time required. Overall, most respondents indicated a timeline ranging from 20 minutes to several hours, with a preparation period of up to 30 days for finalizing all necessary paperwork.

At least 30 days for the announcement.

And if it’s land into a Thai company, better be prepared for being asked a LOT of documents from your shareholders.

*Advertise- take 30 days.

*Land Dept.- if all the documents you presented are correct, the process may take only few hours.

Note:

- House will be under your name.

- Land under thai person or under company.

If Thai to thai only 2 HR at landdep. If the house is holding in "company name" it just the signature at an accountant office.(Make sure all tax related paper and fillings are up to date) If in private Name by Thai, you can't buy on your name. And just a Tipp! Do not buy it in a NEW company name (meaning establishing new company).. you risk scrunity.
