There has been a lot posted on the various types of retirement visa that I have found super helpful, a big thanks for that.

Before you apply for the yearly extension, if you are in the country on a Tourist Visa I understand you need to change that to a Single entry 90 day O type of Visa. What is required for this and where is it obtained? I have not managed to find any info on this.

TLDR : Answer Summary
To convert a Tourist Visa to a Single Entry 90-Day Non-O Visa in Thailand, you must go to the local immigration office. You need to show proof of having 800,000 baht in a Thai bank account in your name, which may need to originate from abroad depending on the office. The visa costs 2,000 baht, and you must have a minimum of 15 days left on your current visa. After submitting your application, it will be reviewed for about two weeks before you receive your new visa. Next, after your funds have been 'seasoned' for two months, you can apply for a year extension based on retirement.

I've read you can't apply for a non-o before

days of your entry stamp. I'm guessing this means some immigration offices are ok 45 days before and others are only 30 days before. I want to get a 60TR to avoid hassles with immigration at the airport but will mean due to my personal time restrictions will have to apply 45 days before the end of this visa for a non-o. Do you know if jomtien is 45 days or 30 days before the expiry of a tr60?

Hmmmm ๐Ÿค”

Re-read your question...

Are you planning to leave Thailand during your initial 60 days or when?

IF you are entering with the Thai Tourist Visa you will get 60 day STAMP plus can get one 30 Day extension of stay ADDED to it.

ASK Jomtien Immigration office to be sure...

but I believe they do accept the application within 45 days.

Is it not possible for you to get the Non O Visa as retiree while you are in your home country?

And you mention avoiding the hassle on arrival by having a 60 day tourist visa...

Reality is that its not likely that Thai Immigration Officers will hassle you if arriving Visa Exempt Entry... there's NO guarantee that Thai Immigration Officers will allow entry with the Thai tourist visa either.

It's the airline which may ask to see PROOF of your flight departing Thailand within the 30 or 60 days STAMP you receive on arrival. ASK them for their requirements.

Having a Non O Visa is usually accepted as you are not a tourist.

when I enter Thailand I'll have 128 days before I have to return to my home country for my brother's 50th. Since November 22 I've had 2 tr60s, 2 extensions, 2 border runs and a reentry via air so I'm sure I'm going to get hassled if I arrive on a exempt. I want to get in, apply for the initial 90 days asap so that I have ample time to get the 1 year extension and reentry permit before I gotta leave the country. All my money's in a Thai account not an account in Australia

Get the Non O Visa as retiree or as Married to Thai in your home country BEFORE you fly to Thailand.

And upon arrival, visit your local Thai immigration office and ask for their requirements for the One year extension of stay you are applying for... as retired or as Married.

easy to get the Non O Visa in Australia. And suggest you also look at the OX Visa issued by the Thai Consulate in Sydney Australia. No Money required to be deposited in a Thai bank account. And is a 5+5 ten year visa.

And as we have hijacked this post of the original poster... review your options and if any further questions, please ask with a New post.

These are the steps first take to go from a Visa Exempt Entry or tourist visa to the Non O Visa as a retiree and the One year extension of stay as retired .

thanks so much again, do you also have a similar cheat sheet for if you obtain the O visa in your home country

look at the Thai Embassy or Consulate website in your home country for their requirements for the Non O Visa as a retiree. There are several different options for your retirement review...Non O, OA and OX. As well as the New 10 year LTR long term residence Visa.

while the info from James is great you really need to visit the local immigration office and get a handout of their specific requirements. I am in the process of converting a tourist to a non o and they wanted lots of things such as utility bills from the owner of my rental to help prove ownership

You get it at the immigration office in the area where you stay.

You need to have 800K baht in a thai bank account in your name (some offices require you to show it originated from abroad)

Go to your immigration office and get the list of requirements for the 90 day non-O visa

It's 2000baht for the visa, you need a minimum of 15 days left on your current stamp to apply (at most offices, some require 21 days or more) The visa application goes under review for 2 weeks then you go back get the Non-O and a new 90 day stamp inked in.

After that you wait until your 800K baht has been 'seasoned' for 2 months and you have 30 days or less left on that new 90 day stamp then go in and apply for a year extension of stay based on retirement for 1900baht
