Hi everyone, I’m planning to retire to Thailand hopefully within the next few months. I have one question and that is once in Thailand I’m going to be living with my girlfriend in her house, would that be an issue regarding my first yearly extension.
Do I need to rent a house or a condo and show immigration the rental contract or living with my long time girlfriend in her house would that require showing any kind of documentation.

You might struggle to get a yellow book if you are not married to a Thai.. or don't have a rental agreement in place for the property you live in.. and even if the local municipality will accept the gf situation he'll need a LTV.. or at least an initial 90-day (eg. retirement) visa stamped in his passport.. if you are here on a tourist visa or visa exempt stamp they are unlikely to issue a yellow book!
It's not a problem as I have just done this yesterday. Just take your lady with you. The rules are not complicated inform them of your address, season the money, get a confirmation letter from the bank and your good to go. Good luck.
yes it's correct. I applied for non o retirement in the uk. The visa on landing is three months enough time to put everything in place. All done in the first few days. Then sit and wait for two months for the funds to season there words not mine. Then go to the bank and for a conformation letter stating the money has been in for the necessary time. Don't ask for statement be sure to say conformation letter for immigration. A mistake I made. Then take everything to immigration and they will do the rest. There are fees involved you pay the bank for the letter and you pay for the paperwork process. A lot of signatures later they stamp your passport for one year.
good to know … I’m in middle of the process myself and thought it was going to be hard work ( reading all the posts on this site) but so far relatively easy… and thanks for the heads up about bank letter….
Those that say it is difficult are trying to steer you down the agent route which the majority of people do not use because, as you are finding, with the correct planning it can be done and you get the satisfaction of doing it yourself
