I already rent a condo, when coming back in from a 3 week trip to hanoi do i need to get a new TM30, I’ll be on a tourist visa? Also do we really need an onward ticket when applying for a 60day tourist visa at the embassy in Hanoi? Thanks in advance!

Are you coming in visa exempt or on a TR visa? There's a difference, both will get you 60 days. Visa exempt, just show passport. TR visa, need to complete eVisa app. It will tell you what you need.

Thanks, embassy says you get a 45 day on arrival that cant be extended.

45 days visa exempt entry. Both visa exempt and TR60 can be extended once for a further 30 days.

Same condo no, but I always do it via online account. I travel every 2 weeks. Ask the airline as its really upto them at checkin if they let you board or not.
