I am usa citizen on visa exempt.  I left , for Vietnam 9/25 and plan to return 10/1 for another 60 day visa exempt.  My landlord filed TM 30 good until 2/25.  When I return do I need to go to immigration to update the TM30?

That's completely up to your immigration office. Each immigration office has their own policy about TM30. Some require it when you return from abroad and some do not.
