Do I need a visa if I take multiple 59-day trips to Thailand with a long-term rental?

Hi all and hope everyone is well.

If you had a long term rental contract on property in Thailand and wanted to take multiple 59 day trips to Thailand through out the year always with a return flight prebooked and the 20k in cash . With at least 30days back in home country .would I need a visa etc .im aware of the 157 day total per year issue . Dose the hive mind think I would need a visa or as its just tourism if reg ide be ok on 60 day tourist exemption each time

If you are only coming under 60 days with no extensions you should be good on the tourist visa

There is no 157 day total per year issue

If you are repeating the pattern over and over you'll get away with it a few times but then you are likely to need a visa beyond that
