Do I need a one-year lease to open a bank account in Thailand, and should I wait for low season to sign a lease?

I am seriously considering a retirement visa in Thailand, and the earliest I can secure it is late October. Could you please clarify if a one-year lease is required to open a Thai bank account? Additionally, would it be wise to wait until the next low season to lock in a long-term lease? I understand that rental rates are generally much lower when signed during the low season.
Answer summary
To open a Thai bank account, you do not need a one-year lease if you have a Non-immigrant visa; instead, you require a TM30 registration from your accommodation and a residence certificate from immigration. Regarding lease timing, it's possible to secure a short-term lease initially, which provides flexibility to find a long-term lease during the low season when rental rates are typically lower.

I only thought high/low season might apply to hotel prices. There seems to be plenty of long term housing stock. Get your visa, find something affordable short term. You can lease a condo for 3 months with some managers. I am on a 3 month at the moment. Then take your time to secure a longer term lease.

Rent any time. 6 months if you wish. Get your visa correct.

OP
Thanks for the input. Regarding the second part of my question, I would ideally like to align my retirement arrival in Thailand with signing a one-year lease. Would it be a smart financial move to delay securing my Non-O visa by five months so I can arrive right when the low season begins? I have already stayed in Thailand for about a year combined and know exactly where I want to live, so there is no need for a trial period.

Sergey Senza Nome Im not sure if what you say applies to condos, but we've been renting out a house for 17 years and never consider high/low season, it's same rate all year round.

Sergey Senza Nome one thing that you may wish to consider is timing it so that you don't run into renewal issues. Meaning, you get your three months then one year extension. You may not want your one year extension come up for renewal (technically a new extension) in the month it lands on. Many people have issues because they want to travel a certain month of the year every year, but their extension expires around that same time. So if you have future travel thoughts, you'll want to arrange it around that window. That's a bigger issue long term (for some people) than lease costs, which you can easily change and adjust with landlords over the course of your stay.

In addition, i have found the Kbank required a second piece of Id in addition to passport. For example your drivers license from your country or birth certificate

If you have a Non-immigrant visa you don't need a lease to open a bank account. What you need is for wherever you are staying to register a TM30 stating you stay there and provide you a copy of the receipt. Take that to your local immigration office and get a residence certificate, go to a phone shop and get a Thai SIM registered against your passport, then go to a bank and ask them to open an account for you. You might need to try a few bank branches
