I'm getting an ED visa and I was wondering if I can book and use a hotel address (my condo doesn't do TM30s).

I will probably sort things out until the first 90 days report.

That is what you need to check with your local immigration office. It depends on each office what they accept as proof of your accommodation for what type of visa/extension.
