TLDR : Answer Summary
You can apply for a Visa extension the day after staying at a hotel, but it hinges on the location in Thailand where you're applying. Note that Visa extensions are not free; the fee remains 1,900 THB even after December 1st. Different visa types may require various documentations and offer extensions for different durations.

Question 1 depends on location, where inside Thailand you want to apply for an Extension of Stay. Extension of Stay is not for free, even after 1st December the price stays 1.900 Thb. And be aware depending on your kind of visa there are different types of Extension of Stay, 30 days, 60 days, 90 days or 1 year and all need different type of documents to meet the requirements.

, and what type of extension were you getting in Bangkok that they asked for your rental agreement? They don't ask for anything when you get 30 day extensions on visa exempt or tourist visa entries at the bangkok immigration office.

I just did the extension in Chaiyaphum.. I needed to take my GF with her house blue book.. And she needed to be there.... Plus 1st I went to Khon Kaen immigration and because I stay in chaiyaphum they would not do it there.. 2 days of driving about...

Bangkok is well known as the Immigration Office who do not care your residence when you apply for an Extension of Stay on a Visa Exempt Entry or Tourist Visa. But also Chang Mai does not ask for Notification of Stay for people having the Visa Exempt Entry, as far as I understand out of the reports people make on this page.

When I did it at immigration office of Ranong, they asked 2 passport pictures ;)

when I was in Bangkok the asked me to provide proof of residence in the form of a rental agreement. Chiang mai wont ask for that?

Copy Id page passport, copy Admitted to Stay stamp, copy TM 6 Departure card, 1 passport picture, 1.900 Thb and the application form you can pick up at the Immigration Office. You can apply in Chang Mai between 45 days before till the last day of your Admitted until date stamped in your passport, by going early you will not lose days becuase the Extension of 30 days is added to your current Admitted to Stay period.
