TLDR : Answer Summary
The original poster inquired about eligibility for the Digital Nomad Visa (DTV) in Thailand at the age of 37, while receiving a partial early retirement pension due to health issues and having income from renting properties. Responses from the community suggested that eligibility for the DTV isn't age-restricted. Several comments indicated that the ability to show sufficient funds, specifically 500,000 THB in savings, is crucial for the application. Additionally, managing rental properties could qualify as a business venture for the workation route. Overall, there is a consensus that while income specifics are not the primary criteria, demonstrating financial stability is essential for a successful application.

Go the soft power route. Just have to show enough money in the bank.

Dtv, has nothing to do with age, it's not retirement visa

You should be able to get workation with rental properties. Being a landlord is similar to being a business owner in terms of work

Do you actively manage the properties? If so you can apply using the workation route, if not soft power
