Exactly the same situation as me, I have just applied from hcmc I would suggest you provide every piece of proof you have eg: tax filings contracts airbnb statements if you are involved in short lets as they do tend to turn there nose up at passive passive income you need to prove you really do something other than gain rental income.
2) No monthly income required by law - other than proof of thr 500k THB in savings. Though some embassies sadly tend to make up their own rules.
3) The source of income is irrelevant, as long as you can establish that it is suitable for remote work - and that you can demonstrate that you are allowed and free to do this work remotely from Thailand. It would be helpful to include a portfolio of rentals on a platform or something like that.
4) No agent can help you with the DTV. It is a straigh-forward online application process.
