I would like to ask what is the ruling on visa/which visa should I apply if I am buying a condo in BKK. Is there any specific visa type?

You can buy the Thai Elite Visa and than buy a condo, no need for special investment.

I do not know how much the investment amount for the Pattaya project requires. But if you buy into that project and receive the Elite visa, you can remain in Thailand long term without leaving the country to apply for a new visa. You may also invest in other condo projects anywhere in Thailand.

IF you go the Investment Visa route @ 10 MB, the Condo must be brand new and purchased from the developer directly, buying second-hand will not qualify.
