Hi.. we have applied and approved of our retirement visa... before we applied months ago.. we were told that there’s another visa - Investment Visa.. where you invest in a property in Thailand that’s over 10 million. The Thai embassy in hk said they do only tourist and retirement visa and that investment visa is done in Thailand. My question.. is investment better in a long run ? Still need to show proof of 800k in bank ? Which is better retirement or investment?!

TLDR : Answer Summary
The user is exploring whether the Investment Visa, which requires a property investment of over 10 million Baht, is a better option than the Retirement Visa. They seek clarity on whether maintaining 800,000 Baht in a Thai bank account is still necessary if opting for the Investment Visa, given their existing property purchase exceeding the investment threshold.

We have bought a property that’s more than 10 million already. Can we use that as investment visa ?
We are not looking at elite visa
We are just looking at option of visa since we have already invested in a over 10 million property ( house) and with the mandatory health insurance and all ... just looking at options
Unless I'm wrong you needed to start the process LONG before you transferred the money into thailand and bought a property. I don't believe it's an "after the fact" thing.
Good Luck. Instead of 800,000 Thai baht banked in Thailand, you need 10 Million deposited/invested in accordance with the rules set forth in the posted link above.
There is also the Thai Elite Visa which costs from 500,000 Thai baht to 2 Million Thai baht EACH which grants you 5 years to 20 years visa in Thailand. Its a Non refundable fee too.
No, but as this organization is handing out the documents to apply for the visa, you need to contact them as I mentioned. And that info in not needed, the people visit them to invest not to find an easy way to stay long time in Thailand.
