Will not having an accommodation booking affect my entry into Thailand on a 60-day entry stamp?

Hi all, im arriving Friday 3rd Jan evening on a 60 day VOA after exiting the country for 10 days.

I originally arrived on Oct 30th with a 60 day tourist evisa applied thru the Thai Embassy in Canberra and exited on Dec 23rd.

My question is that I dont have an accomodation booking as im currently renting a condo for 6mths.

Will that be an issue? Or should I book one nights accomodation somewhere to help navigate immigration at the airport?

I plan to organise a more suitable visa in the next few weeks.

TLDR : Answer Summary
A user inquired about potential issues at Thai immigration upon entry with a 60-day visa exemption, without having a specific accommodation booking, as they are renting a condo. Comments clarified that having a rental condo suffices as accommodation, and while proof of stay is not always requested, booking a night at an alternative accommodation may be wise to avoid complications.

You do have accommodation. You’re renting a condo.

Honestly I doubt they’ll even ask you where you’re staying.

Well it's definitely NOT SingaPOOR...

I would book one night somewhere and use that as your address. I don’t see value in mentioning the condo - with a 6 month lease you don’t sound like a tourist.

Well, your accommodation is that condo you had rented for 6 months....

Also, curious why you bothered to apply for and buy a Single Entry Tourist E-Visa from the Thai Embassy in Canberra back in October 2024 instead of just making a free visa exempt entry into Thailand: just like you plan on doing tomorrow (3 January 2025)??

The Thai evisa site said thats what I needed to do. As it was my 1st trip to Thailand, I wanted entry to go smoothly.

Now I know its not neccessary to do.

in this case, in my personal opinion, that condo is fine and making a booking for another accommodation that you are not going to use is redundant....

on the contrary, if he gets asked for proof of accomodation, this 6-month condo lease actually would be a VERY BAD IDEA. No typical tourist rents a condo for such a long time. A visa exempt entry, in the eyes of a border official, is meant for short term tourism, not for longstays.

Visa on arrival is a 15 day visa you apply for and pay for at the airport, so you're not arriving with a visa on arrival.

You're talking about visa exempt which isn't any visa, it's just an entry stamp.

If the immigration officers want to deny you entry they can ask for 3 things, the most common of which is proof of 20,000 baht or equivalent in another major currency in cash only. They can also ask for proof of a ticket leaving Thailand within 60 days and proof of where you'll be staying in Thailand.

thank you for the info. I have a pic of my lease on my phone and cash.

I dont have a ticket leaving Thailand though.

so it might be helpful if you have a hotel booking for the first 2-3 nights, to show, instead of a 6-months lease

thank you, I have taken your advice and booked 2 nights accom in bkk.

To clarify at this point I am a genuine tourist. Im just lucky to have around 10mths to do it in.

It is my intention to obtain a more suitable visa in the next few weeks utilising a visa agent.

it definitely is not a good idea to do a 60-days visa-exempt entry after you have just been in Thailand for 3 months, and showing the border official a rental contract over 6 months. Actually a VERY BAD idea. No typical tourist will rent a condo for that long. You make them think that you are mis-using visa exempt entries and their extensions for a longstay in Thailand, and that's NOT what these visa-types are supposed to be for. Also, not holding a proof of onward travel out of Thailand within the first 60 days, can result in the airline refuse you boarding the flight

I think a 6-month lease will raise more flags than it’s worth. Tourists don’t sign 6-month leases. Someone circumventing the long-term visa system would.

You can buy an onward ticket from onwardticket.com for around $15US or one of their competitors.
