What should I do if my landlord is hesitant to provide the house blue book for my Non O visa extension in Thailand?

Good morning. I have my first Non O extension based on retirement in Bangkok coming up and seek advice on my situation. I have searched a lot but haven't found the exact situation so am asking here and hope some can offer good advice.

Have all my bank stuff situated. Have 1 year rental contract and tm30 receipt (which I originally thought is enough). Another member posted that they asked him for the house blue book and house deed. Attached the same photo of his for reference.

Asked my landlord and rental agent company to provide and landlord is very hesitant in providing this and seems to only believe contract and tm30 is enough. At first, I thought it is about privacy. But I have water bills and my first electricity bill from them, and notice the first name is different, last family name is the same. I am suspecting it is their sister or mother, so maybe that is why they are hesitant. The rental agent is useless. Reads messages and never answers on anything now. Almost want to call them out here but I will be the bigger person ugh.

So my question is: What are my simplest cheapest options to get my extension approved for one missing house blue book document when everything else is ready?

I wanted to ask will I really need those documents as some members say they have never been asked for those and also went to immigration earlier last week and ask the counter officer is TM30 and rental contract was enough and they said it was enough. I asked the original poster about this and he said I could have gotten a ticket and asked an inside officer about needed documents because outside officer doesn't really know requirements :/

Please help with some advice.

Thanks in advance.
Summary so far
The user is seeking advice for their upcoming Non O visa extension based on retirement in Bangkok, facing issues with their landlord who is reluctant to provide the required house blue book document. They have a rental contract and TM30 receipt but are unsure if those alone are sufficient. They are concerned about the additional documents needed for their visa extension, given conflicting advice from other expats and immigration officers. Users in the comments suggest contacting the Thai Visa Centre for assistance and emphasize the importance of having all necessary documentation to avoid issues at the immigration office.

You posted the same exact thing verbatim elsewhere. Go to your immigration office and ask for the handout for the requirements.

As related to my domicile, and for a 16th consecutive Non-O, twelve-month extension of stay at CW a few weeks ago I needed/provided…

Lease, mine had about 27 months left, on the current 36-month contract

Copy of Blue Book, pages 1 & 2 Owner/Landlord signs copy and draws lines through copy adding text “For Immigration Only")

Copy of owner’s ID (front and back) Owner/Landlord signs copy and draws lines through copy adding text “For Immigration Only")

TM30 receipt from the on-line “system”

Google Map showing apartment building with lon/lat added

Google Streetview photos of building.

Hand-drawn map

Current 90-Day report (PDF from the “online system”)

Photos of me outside building pointing to the building name/address, me at front door pointing to room number, me inside apartment

Doc check staff focused a lot on matching “owner’s” details across all documents. This focus was ‘new’ this year (16th extension).

I bring a lot more documentation, just in case. For example, all twelve rental bills, and all twelve bank transfer slips for the rental bills.

Anything that third-party ‘trip-reports’ (ext stay/ret-inc at CW) have listed I have in hand if asked.

My landlord is very, very helpful, and stands by (retired, long-time MoE employee) during the time period while I am at CW in case I need any documents. This has been a life-saver a few times. Additional documents are provided instantly via LINE. This recent ext stay took 15 minutes - I had an appointment at 11:00 AM.

If worst comes to worst just use an agent it maybe just easier in the long run.

I noticed The Thai Visa centre has a special on at the moment for the 12 month extension maybe worth reaching out to them could be an option?

My landlord went to immigration and asked them the easiest way for him to deal with them. He changed the housebook back to his name from his wife's name since the Chanote was in his name. While he was there he picked up an extension package for me. I made an appointment online, when I showed up, they knew who I was and it took about 15 minutes. I had to go back a day later to pick up my passport as is the Phuket Office protocol, then got a copy of my new extension and went to the other office and got a re-entry permit. That took longer.

FYI..I had the rental contract in the husband name but the house book in the wife.. not accepted.. had to redo the rental. Also, they won’t accept (at Khon Kaen) an ongoing rental agreement (12 months had expired and then we went month to month).. immigration wanted another 12 months.. had to sign again

I renewed in Bangkok in August this year. I needed the house book and Thai ID of both the owner and her husband as they both own the condominium building. After consulting with her lawyer, the owner was advised to write "for Retirement O-Visa only" on each document, her and her husband signing all documents and drawing two diagonal lines through each page. However, my lease was signed by the building manager who does not have the same name. My IO questioned me about this, but I had brought all my rental receipts for the year signed by the same manager with me for the appointment. IO confirmed with her supervisor and all was accepted.

OP
Faith Heyison Thanks for this info. I will go tomorrow and get what is needed in writing to show the landlord. I hope that is enough for them to just give me a signed copy like yours did.

When you get a lease you should get the house book and owners id card copy.

Paul Jones Yes. Lesson learned. I do have the ID but no house book.

Go and ask the immigration office you are going to use, it is the only real way to be sure you will have what is needed for that office.

OP
Richard Gordon Julius I will try again tomorrow but as you know, already went last week and asked the counter officer. Maybe I go ask the inside officer tomorrow and they tell me something different then next week during my appointment, ells me something else.I will try to get something writing tomorrow.

It's not at all unusual to be asked to provide a copy of the landlords housebook and his Thai ID. Sometimes these are included along with the lease

Yes. I am aware of this as seen many posters stating the same. But if she does not want to provide for whatever thai reason, what are my viable options since I literally have everything but...

I'm not sure you have any other than saying to the landlord that if they are unable to provide you will need to say so to immigration when applying for your extension if they ask for it

Yes. Understood. Like I posted. Just seeing what my actual options are besides paying agent 40k for one missing document.

Goto the immigration office and ask for a print out of the documents they require. Its seems they vary from place to place.

OP
Paul Franklin I did receive one printout that I will attach here I got from the counter officer, that did not have any list of requirements. But I suspect a Bkk immigration checklist doesn't exist as it would have been posted here or other groups already?
