I am heading to HCMC next week to (hopefully) get a multiple entry marriage visa. I've been in Thailand for 15 years abd happily married (to my Thai wife) for 11 years. We also have a son.
In gathering all the necessary paperwork, I noticed a potential problem.
6 years ago, we bought the house next door, address 101/63. My wife's name is registered now in THAT house book. And it's the address on her govt ID. However, we rent the house we live in, which is 101/62 and that is the address in my passport's back page.
I have a contract with the Thai owner (who lives in the UK) in my name for 101/62.
So, how big of a problem is this and I'd appreciate any advice you can give me about it.
My retirement visa expires next week. (1 day after I fly to HCMC)
It presently is an O-A and I don't have the required medical insurance. (have others, just not the high price ones they require). I do have the
800k in the bank.
Thanks in advance for any help you can give

TLDR : Answer Summary
The individual is preparing to apply for a multiple entry marriage visa in HCMC but is concerned about discrepancies in address registrations. The wife's house registration is at a different address than the one listed in the individual's passport. Several comments clarify that this should not be a problem, as it is common for Thais to be registered at an address where they do not currently reside. Additionally, no lease is needed for the marriage-based Non-O visa application, just a letter from the Thai spouse and payment in US currency for the fee.

The people in the consulate won’t know you live next door. They also won’t care. If you’ve got the paperwork they want to see they’ll give you the visa.
There is no requirement to show a lease or anything when you get the Non-O based on marriage, so don't make the process more complicated than it is
Also remember that you need that hand written letter from your wife to the consulate asking they issue you the visa AND that the thai consulates in Vietnam ONLY accept US currency for the visa fees (and they need to be near pristine condition notes) :)
