I am so confused. I have read that an agent, to get my bank account and Visa, will only cost 5000Baht? = $150.00 US? Hire Agent before I leave USA. I will come over on my passport, agent will help me get bank account, insurance, Visa. Is this correct? Please do not say, its easy I can do it myself. I don't want to. I am 77, and I need help. I will have a round trip ticket. and a place to rent. I will look for a more long term once I get to Hua Hin. I have the money in my bank to deposit 800,000 once account is open. I have income of $1500.00 a month, with much in my savings in USA. I am thinking about using Siam Law group. for this. Because if I decide to buy a condo, down the road, I would want a law firm to look at all the papers in buying a condo.

Thank you.

TLDR : Answer Summary
The user is seeking clarity on hiring an agent to assist with opening a bank account and obtaining a visa in Thailand, specifically expressing a preference for assistance due to age. Community members suggest obtaining the NON-O visa before arriving in Thailand to simplify the process. Some advise against using an agent as it can be costly, while others share personal experiences and recommend renting instead of buying property at this stage.

I had Thai Visa Pattaya tell me almost the same exact thing. He said I don’t need to worry about money. Just need my passport and ID. Setup bank account. $1600 for a 15 month multi entry visa
George *******
I bought my own place in 2002 for 1.15 million baht. I sold it in 2013 for 2 million baht. If I'd rented for 13 years at 10,000 bht a month, I'd of paid out 1.56 million baht in rent and had nothing to show for it 🤔.
James *********
Think it is always a good idea to rent overseas.

I was told if you have a certain amount of money in the bank you can get a visa for 2,000baht , if not it’ll be £300 a year ?
Peter ********
@Mark *******
b800k for first 3 months of visa, then can drop to b400k for 6 months, then must return to b800k for 3 months before renewal.

If for ANY reason the amount shown in the bank becomes less than those amounts it must be replaced the same day. No exceptions.

If not the visa is invalid and will not be renewed.
Mark ********
@Peter *******
sorry just seen this ?
Peter ********
@Mark *******
This is for over 50's only. Yes, if using the capital route, the b800k/b400k must be shown in a accessible Thai bank account for those entire periods.

In addition the visa fee (now b2000) must be paid as well as any re entry permits (b1900 single, b3800 multiple)

Unfortunately that sheet is not up to date.
Mark ********
@Peter *******
thank you for all the information Peter , so if I don’t go out of Thailand it’s 2000bt , that’s where I was going to start , but looking at checking out Vietnam again , but if I stay for the year and get to speak to other people like you to get more information
Peter ********
@Mark *******
Yes. If you don't intend to leave Thailand in that year, just b2000.

If you change your mind you MUST remember to buy a re entry before you leave for b1900 (can usually do it at departure immigration) but if you may go out twice or more the multiple entry is cheaper at b3800 (but I dont think you can do ME at departure immigration).

If you leave without a re entry the visa is cancelled.

Very strongly suggest you thoughly check out the region you intend to stay as regulations appear to have different interpretation regionally. And there is much variety in life here.
Mark ********
@Peter *******
are you saying that’s the amount you need to show in the bank ? , how much is one year visa then ?
John *********
Don’t make my mistake!!!

You MUST get the non-o immigrant visa before you leave USA. Go online to the Thai embassy.

Then come to Thailand and open a bank account. Agents seem to be charging way more money, but you can pay it if you want. But if you come here with a non-o immigrant visa you can do it yourself.

This fello is brilliant

Pattaya maybe cheaper

I Just did ASK in Hua Hin at two Visa agencies

The price IS around 35 to 44 k. Thb

Why are you going for a retirement visa ??? Do a soft power activity and be eligible for a dtv. Much cheaper with all the same benefits. If your going down that path you need to travel from your home country before you travel
Bennie *******

and then she has to leave the country every 180 days? Lovely

1st world problems having a mini break every 6 months, oh don’t forget the 6 month extension you can get on the dtv

She says she's 77 and poorly. Doubt if she wants to traipse around SEA every 6 months. I'm only 68 and the thought of it makes me tired. 🤣

DO NOT BUY A COND0. RENT IS CHEAP ENOUGH. THERE ARE SO MANY CONDOS BEING BUILT. THEY ARE HAVING A HARD TIME SELLING THEM AND THEY JUST KEEP BULIDING AND BUILDING AND BUILDING
Thom **********
@Sean *********
I disagree. It is great buying a condo. less headaches to deal with
Sean **********
@Thom *********
It is not a good investment.
Thom **********
you don't need a law group to buy a condo. I bought mine using a real estate company
Damo ******
Best bet is apply 90 day Non O before you arrive. Will make opening bank account much easier.

Please don’t buy. Rent for a year. Rent is cheap and used condos are impossible to sell. You may not be happy in that location. If so just leave and rent another.
Us *****
I don't want to be rude but please do not buy a condo when you are 77. It is cheaper to rent and you don't want any emergency money to be tied up in a condo. Your condo will lose value here, it is not like America.
Rosemalee *******
@Us ****
I agree keep the money in US bank and transfer $ each month to Bkk bank for spending money. Rent is cheap over here. I also read that you can transfer B65,000/month for spending money from overseas to Bkk bank about $2000.00 to renew your visa.
Peter ********
@Rosemalee ******
Almost, the b65,000 has to come from a recognised certified 'pension' source (but US & UK Embassies no longer give certification) and that b65,000 must be deposited each and every month of the visa's validity or the visa becomes invalid, and you have problems (like rejection) on renewal.
Thom **********
@Us ****
I disagree. I do not deal with landlords. more peace of mine. renting is also losing money

@Thom *********
Except as a non thai, you 'buy' a max 30 year lease, effectively paying advance rent 360×12.

Service charges in addition mean you do not have a choice of dealing with the freehold 'landlord' or their representative.

Even if you get a contract for 'renewable' lease, these contracts have recently been found to be unenforceable by Thai courts.

51% Thai companies set up to circumnavigate the rules are also under very close scrutiny by authorities, some closed and enforced sale of assets.
Us *****
@Thom *********
she's at retirement age, I believe the interest on her money in a government bond at 4% would pay for her rent here. If you don't like dealing with landlord then you would definitely not like to deal with any problems with the condo that you own. The Thais would eat you alive with the cost.
Jacques *****
Listen. You come into thailand on a visa exempt and go straight away to an agent. They will make you a tm30 and they will get your bank account in a few hours in one day and done, then prep you for the non 0 visa. This process takes a few weeks…first day, They will fund your new bank account with 800,000 of the agencies money and then they will show you how to withdraw it back out into the agents account leaving your account empty, at this time its good to put a few hundred dollars in the account to keep if from closing over time. All done same day so you wont have too fund it yourself ever for the Visa. then the agent will walk you into immigration to drop off docs same day. Then you wait a couple weeks and go back to agent to get your passport with visa stamps. The whole process costed me $1200 usd the agent will report to immigration every 90 days for you no charge… renewal of visa is $375 a year. If you want a drivers lic they can do that too for cheap…The process is a no brainer because the agent does it all. they will also take care of passport photos. Some people say this is illegal. Bs. Cash is King in Thailand. Theres 1000s of agents doing this process everyday. All day long.

@Jacques ****
so you are saying that you can do the Non-O marriage visa AFTER arriving in Thailand? I have seen agents that said they will assist with that but wasn’t sure it was true. I thought you had to do the visa here in The US and then come there and get the bank acct, etc.
Eunjoo ****
This is the first time I heard of this..."They will fund your new bank account with 800,000 of the agencies money and then they will show you how to withdraw it back out into the agents account leaving your account empty, at this time its good to put a few hundred dollars in the account to keep if from closing over time."

As soon as you arrive, go to immigration, ask for permission to open bank account to apply for retirement Visa, take that permission letter to Bangkok Bank, no other bank will do it for you

After you have your visa on your passport, then you can open with any bank.

why agent !! you can do it by your self

I thought it would be around $1,000.00 us for all of these services, even $2,000.00 would be worth it. Except buying a condo, I am sure that would be extra.

non-O visa doesn't have insurance requirements. Do that and open a bank account soon as you arrive. Transfer your money into it. Then you can do the rest later if you want.
Brandon ************
It's better if you get the non-O visa from the Thai embassy before you travel. It makes everything easier and cheaper for you once you're in Thailand.

It's difficult to get a bank account in Bangkok if you don't have the non-O visa already. If you enter as a tourist, you will likely be forced to get a bank account in Pattaya. If you are already planning to live in Pattaya, then I guess that's fine.

Siam Legal does not offer a service just to open a bank account, similar to most agencies in Bangkok. Unless you purchase another service from them, they won't open a bank account for you. If your plan is to use them to open the bank account, deposit YOUR money, then have them apply for the visa/extension, then yes that's possible to do. That is going to cost significantly more than 5000 baht though.
Rick *********
@Brandon ***********
hey Brandon you helped me a couple days ago and I really appreciate your knowledge on this subject. I am now filling out the application for a Non-O-marriage visa as it looks like the best option for me. But I have another question I’m hoping you can help me with; partway through the application it ask for flight info which I do not have as moving there is contingent on selling our condo. It will NOT let you continue the app without entering that info. I will wait and enter it after we sell and I book a flight, but the problem is it also asks for RETURN flight information and I intend to book one way. Do you know how to get around this or is that even possible? Thanks in advance if you are able to help!
Brandon ************
@Rick ********
just look up a flight that you could use. Generally airlines run the same flight numbers every day. Find in for a date that makes sense and put the information in. Then do the same for a return flight within 90 days since that's how long a non-O visa allows you to stay. You're not required to keep to what you put in the system.
Rick *********
@Brandon ***********
now that’s a great idea because you’re right EVA has the same flight number I used on our trip in January as they did 5 years ago. Thanks again!
Edwin *******
@Brandon ***********
I strongly suggest you taking this advice and get your 90 day visa before you come. Opening banks is hard to do the illegal way now without it. The rest is easy when you get here. Did mine last week. Bangkok bank at Rompoh market does not force the bank insurance.
Todd **********
@Brandon ***********
Yes, correct, I’m gonna do a marriage visa with them. It’s gonna cost about $950 US much like Sharon, but an agent and I think to do the bank account you might find one, but they will do that non-hole immigration resource as well but that’s about $1500 US.
Sharron *******

I had thought all that would probably cost me $1,000.00 us. No problem. But if I get a non-O visa here, I have to have insurance. That is going to be a problem. My age and existing health issues. Obesity, high blood pressure. I take meds for B/P and it is ok. COPD. so insurance will be questionable. So No non-O visa.
