So you arrive into Thailand on a non o retirement visa

You have a condo rental for 3 months

You're priority is to open a bank account

Documents required for a smooth process are :

Letter from landlord stating this as your address

Tm30 showing that he has registered you at their condo

Passport

Driving licence/ international driving permit

Ok so far. ??

Do you also need a Thai mobile phone account
Answer summary
To open a bank account in Thailand on a Non-O retirement visa, you'll need several documents, including a letter from your landlord confirming your address, a TM30 form indicating registration at your condo, your passport, and ideally, your driver's license or international driving permit. Additionally, a Thai mobile phone number registered in your name is required, as banks typically need a local contact number. Prior to applying for a bank account, you'll need to secure a residency certificate (form TM-16) from immigration, which requires your landlord to file the TM30. It's advisable to check with the bank for any specific additional requirements.

I entered Thailand on a 90 day non o visa based on retirement. I also secured a 3 month condo rental. At K-Bank they required copies of the TM30, Rental contract, my stamped copy of my visa (printed version) and my passport. I also needed a Thai phone number. To get the Thai number you need to go to a phone provider such as AIS with your original passport. They’ll set up a contract for you. You need this to set up the banking app.

You will need a residency certificate first. A TM16 to open the bank account. So that’s your starting point.

To open a bank account first visit immigration and get a residence certificate, your landlord will need to have filed a TM30 for you to get this. Next visit a mobile provider and get a Thai SIM registered against your passport and keep the receipt. Then visit the bank and ask to open an account

Yes you do require a Thai mobile phone number, you also require a certificate from the mobile phone company linking the number to your passport. This sounds harder than it is just ask for a certificate for immigration and they will know exactly what you want.

With regards to your accommodation if your landlord does your TM30, go to immigration and get a residence certificate. At the same time ask for the requirements for the 1 year extension, the requirements do vary at different offices.

Good luck with the process and welcome to Thailand.

KindNarwhal5068 there are lots of landlords who will agree to a 3 month rental contract. Just means the rent might be higher.

yes, a mobile number under your name. you also need to go to immigration (at govi. complex if you're in bkk) to get a certificate of residency (form TM-16) >> THEY will ask for a TM-30 when you apply)

The bank will require a phone number registered to you. But the bank can give you a list of their particular requirements.

Lynnette Munoz so how do you set up a mobile account to allow monthly direct debit payments when you don't at that time have a bank account
Rick ****

Paul James Get an agent to help you. Any visa agent can do it. It will cost 3000-7000 baht depending on location. Prepaid SIM is fine. Anyways, the bank account is yours and legit. They will take you to the bank, talk to them and they will have you to sign papers.

Paul James you get your non-O before arriving. Open bank account. Deposit funds. Get 12 month extension. I don't know if your bank wants accomodation lease. You don't need to set up bank transfers on day one do you?

Letter from the landlord isn’t necessary but a proof of residence from the immigration

You can have a mobile account without a contract, just deposit a certain amount and it will work. You can always change to a contract type later but it is not necessary.

Tomas Arndt I take it that you mean proof of residence is from the local immigration and not airport immigration

Paul James am I missing something here? Buy a SIM almost anywhere. Is that insufficient?

Paul James pay couple months and soon as bank account sorted set up phone payment.

OP
Nick Smith I believe the bank won't accept a prepaid SIM

They will however accept a SIM that's on a contract whereby you pay monthly. This is why I asked the question in the first place

By paying monthly the mobile company will need your bank details
