I’ll be applying for a 90 day non immigrant O visa on June 15 and subsequently get an extension for a retirement visa. Are there any new requirements in 2026 and would it be possible for me to apply the extension for a retirement visa on July 30?
Answer summary
The user plans to apply for a 90-day Non-O visa on June 15 and seeks to extend it for a retirement visa by July 30. Comments highlight the necessity of having 800,000 THB in a Thai bank account, which must be seasoned for two months prior to applying for the retirement extension. While some immigration offices allow extensions from 30 to 45 days before the current visa expires, the user must ensure they have sufficient time remaining on their current visa to apply. There are no major changes expected to visa regulations in 2026, but specific requirements may vary by location.

from memory you don't need the letter for the initial 90 day Non-O visa. But if you're applying for the visa inside Thailand you do need to have at least 15 days left on your current stamp when you apply as it has to go for approval (it's 21 days in some immigration offices, and I believe at least 1 office requires seasoned funds). So if you apply on the 15th you won't get the visa until the 1st of July and most immigration offices won't allow you to apply for an extension until you are down to the last 30 days, a few are 45 days, so no you won't get the 12 month extension by the 30th July

Nothing has or is changing regarding visas. The only proposed change is to the Visa Exemption Program.

You get a 90 day entry and your bank account funds have to season for 2 months ,so do the maths

When you arrive in Thailand with a Non-O Evisa - You are required to have 800K funds in a Thai bank account for a minimum of 2 months to qualify for your extension

I have a K bank account with 800K. Do I need to bring the letter when I apply for the non immigrant 0 visa or only when I apply for the 1 year extension?

Ziggy Elven You get your visa before travelling to Thailand and can use a bank statement in your name from any country for that

Some offices allow applications 45 days ahead of expiration! Tell us where you will reside and then someone will come along and advise further!

You can apply for your extension when you have 30 days or less remaining on your 90 day Non-O stamp (45 days in some Immigration Offices) with your 800k seasoned for 2 months.

Where are you applying for the visa?

Do you already have a bank account with 800k baht in it?

If you don't have a bank account you will need to open one after you arrive in Thailand and put a minimum of 800k baht in it. The 800k must be in the account for 2 months before you can apply for a 12 month extension.

Ziggy Elven if you apply for the initial 90-days Non-Imm-O Retirement Visa inside Thailand, the process is different. You need a minimum of 15 workdays left on your entry stamp, to be able to apply. You need 800,000 THB sitting in your Thai bank account on the day you apply for the "change of visa type" from your touristic entry to the initial 90-days Non-Imm-O Retirement Visa. The application fee is 2000 Baht. You need to prove that the 800,000 THB came from abroad. You need a rental contract . . . the 90-days visa will be issued for 14 days "under consideration". After this persiod you pick up the stamp on Immigration. Up from 30 days before the 90-days expire, you can apply for the "1-year extension of the stay permit based on retirement". You need the bank letter which confirms the deposit has been in your account for a minimum of 2 months. The application fee is 1900 Baht.

for the application to the change for touristic entry to the 90-days Non-O Visa, you just prove with your updated on the same day bankbook and a small ATM withdrawal receipt of the same day, that you have the 800,000 THB minimum already sitting in the bank account. No proof of any seasoning required at this point and no bank letter

Ziggy Elven for the application through the online E-Visa system in your home country, to the 90-days Non-Imm-O Retirement Visa, you need proof of a minimum of 800,000 THB equivalent in your bank account. That account can be anywhere in the World. Three months of account statements normally are needed for the upload into the E-Visa online application. It must clearly show that the account is in your sole name . . . . . . . . . . for the application on Immigration to the 12-months extension of stay, you will need the letter from your Thai bank which confirms that the money has been sitting in your Thai bank account for a minimum of 2 months
