Hello, may I ask for what follows when you arrive to Thailand with DTV visa ? I believe that TM30 has to be submitted by the landlord and had to be resubmitted every time you change your housing. No matter if it is short term hotel , Airbnb , or long term contract it has to be done by landlord right ?

And then 90 day report has to be done 4 days before the 90 days period , where the first time has to be done in person and then it can be done online ?

Is there anything else and is the above correct ? 🙏
Answer summary
Upon arriving in Thailand with a DTV visa, the landlord must submit the TM30 form to inform immigration of your presence within 24 hours. This applies regardless of whether you're staying in a hotel, Airbnb, or a longer-term rental. You need to ensure you have a copy of this submission. Additionally, you are required to report your status every 90 days. The first report must be done in person, while subsequent reports can be conducted online, starting from 15 days before until 7 days after the due date.

The landlord registers you at their property, you receive a TM30 which you keep in your passport.

visualthailand.com has everything you need to do with actual 2026 photos from filling out the TDAC and arriving at getting out of the airport (immigration, baggage, customs, arrive hall, money exchange, taxi/grab). Highly recommended.

To clarify the 90-day report in person or online. The first report after each entry into the country must be done in person. But effectively you can only stay 180 days on the DTV so you really wouldn't be doing a second report unless you did an in-country extension, (highly inadvisable), or you did your first report so early that the following report would fall before your 180 days came up. Just resign yourself to the fact that you're going to be doing all your 90-day reports in person. You have almost a 3-week window to do your 90-day report from 15 days before the due date till 7 days after. It must be done in person if you are on or after the due date.

The report that you are 90 days in Thailand can be done between day 75 and day 97, count starts with day of arrival as day 1.

First report must be done in person.

After that you my report online, which can be done between 15 days before until the date mentioned on the receipt you get the first time, see example

The first 90 day report for each entry needs to be done in person.

GiftedPelican5845 Is postal submission not an option? Alternatively, 90 day report via a visa agent is also a report 'in person'.

NO, There is this law: According to section 38 of the 1979 immigration act, "Land owners House owners, the possessor, heads of household, landlords or managers of hotels who accommodate foreign nationals on a temporary basis who stay in the kingdom legally, must notify the local immigration authorities within 24 hours from the time of arrival of the foreign national."

Within 24 hours, NOT 7 days later.

Land owner OR

House owner OR

possessor (person renting or living in the house) OR

head of household (person who pays the rent) OR

landlord OR

manager of hotel (can be assigned staff)

Your responsibility so ask for a print out if done on-line OR the bottom part of the registration form named: Reciept of Notification stamped and signed by Immigration, if done in person.
