Any reason not to be able to get my stamp at Malaysian land border when re-entering on DTV? First renewal. Thanks for any helpful answers 🙂
Answer summary
The post raises a question about whether there are any issues with obtaining a stamp at the Malaysian land border when re-entering Thailand on a DTV visa after the first renewal. While the conversation focuses largely on various visa options and experiences related to marriage and retirement visas, the consensus emphasizes caution when opening businesses and seeking legal advice to navigate Thai immigration rules effectively.

What are the requirements in getting a retirement Visa. I'd like to go there for 90 days maybe even getting an extension. Soon I would like even live there but I don't really know the requirements because they keep changing. Every time I talk to someone The government has changed the law. I love Stay in the

D-condo Which is only a 5 minute wall to the Central festival Mall. This Mall is outstanding and walking distance from the condo. Everything you could possibly won't or need is right there in walking distance.

Slowly Thailand is becoming a xenophobic country for foreigners. Foreigners who are coming to Thailand now believe it is easy to find a job, open a business, can just come here and live. I can tell you., the atmosphere from 5 or 10 years ago is quite different now. Foreigners are getting squeezed and scrutinized like a common criminal now because the immigration laws are so constantly changing. I don't know if it is still worth coming here to Thailand to live.

Start a business? Forget the staggering number of faring/ Thai businesses that fail here. I assume you are leaving a good job that pays well. I know that I did. I wouldn't retire then work pennies on the dollar. I know some who retired and opened bars. None succeeded. I know guys who retired and thought they could do construction businesses. Failed. I hate to be a doomsayer, but thats the reality. I have done both marriage and retirement VISA. I prefer the retirement Visa if for no other reason it is about half the hassle. Do yourself a favor. Retire..... No side gigs. Just retire and enjoy the freedom that comes with that. If your retirement won't pay enough to retire in Thailand then you don't have enough to retire at all. Unless your business is completely unique you are risking a lot.

true enough. I know of 3 successes. 1. A German restaurant. The half owner is a German National who was a butcher. Fantastic specials on Thursdays and Sundays. A restaurant that serves Food like we grew up with in the States or Canada. I do mean perfect. The third is a gated development started by Finish people. It's quiet, clean and no chickens or soy dogs. High standard of construction, (relatively speaking). Other than that, Maybe 1 spots bar. It has the benefit of good parking, it caters to expats, not just tourists and unlike 99% of the other foreign owned bars, the are reasonably priced.

If you want to work then you will need the marriage visa as you can get a work permit. Many dont seem too know the rules have changed and you only need to employ 1 thai person in your business not 2 or 4 as in the past. My wife is the 1 employee in our business. There are some other rules depending on the size of your company and its structure, but for a simple company like a Cafe you only need 1 thai.

Save time

Once your money is fully settled in your bank

Just set up a bank wire directly to your NEW wife = so she can spend it ALL on her family.

That way it will be gone

You will be broke

Quickly — instead of wasting your time playing at running a business

Or better yet

Take it all out in cash

Pile it outside and set it ablaze

Regardless of your choice

Your money will be gone

Retirement Visa easier and you are in control. You can’t own property and you can’t own or probably work in a business without meeting some strict guidelines. I agree with take it slow. I was lucky I have a great Thai wife been together 17 years and married 10. I am still on retirement visa looking at doing the LTR next year not sure but leaning that way.

Women that want marriage so badly, are simply preparing themselves for the future split where they can take half your wealth.

A visa based on retirement or marriage but forget all possibilities with being part of a business - you need a work permit and this is hardly possible to obtain. Even as a “helping family member” which many thinks is a possible outcome- it is not. It’s still illegal as according to the law it’s now difference if work is done on a voluntary, unpaid basis.

I’ve done both. Retirement is easier and less paperwork and dependency. But theoretically no working at all.

Marriage visa lets you work and has a few budget advantages (cheaper requirements) but also weird bureaucratic pitfalls.

Opening a business is a fine hobby to keep yourself busy but don’t invest more than you can happily afford to fritter away. Having an operating business (actually employing people and paying taxes) adds some heft to your life here and can be a safe and legal way to invest in a property together with your wife in a balanced way.

If you're planning to operate a business, why claim to be retired?

Get the type O visa/extension based on Thai wife. This has multiple advantages most of those commenting have no clue about, compared to the type O based on retirement. First as Brandon stated you can get a work permit without having to change extensions. You can not do any work, not even working for no money, on a retirement extension. Secondly, if you open the business as a partnership with your wife you will only need bt1million in registered capital, and only be required to hire at least 2 Thai employees on the payroll to get your work permit. If the business is solely in your wife's name, or solely in your name, then you will need at least bt2million in registered capital, and have at least 4 Thai employees on the payroll. Thirdly, and something to seriously realize if you are planning to make Thailand your permanent home with your wife. By working at least three years, making at least bt40,000 a month, paying your Thai income taxes, plus other requirements (that mean nothing if you don't work and pay income taxes) you can apply for permanent residency, or directly for Thai citizenship. You can never do this on a retirement visa/extension of any kind. By getting either of these then you are done dealing with immigration. Just something to seriously consider. After the first year extension there is very little difference between the documents you need for your next extension if you keep copies of everything. You just need updated bank statements, and new pictures, for both, unless you move.

Potpong_Life it takes MUCH longer than 7 days for a divorce. You'll have months to prepare. And then once it's finalized you don't get 7 days. Bro, I love your enthusiasm, but slow down. Thailand is not like the US. People here will eat you alive and take everything you have. Especially in areas of romantic relationships and business. And often times there is absolutely nothing you can do about it. If I can offer advice, do the engagement ceremony with your wife (not legally married but satisfying tradition) and spend a couple of years just relaxing and observing and learning the social pecking order and language. Living here is completely different than visiting. If your woman is not ok with that, that tells you everything you need to know about her. Study Thai business and visa laws, taxation laws, and learn about the ever present police and municipal people with their hand out demanding money from your business (especially if you are near or in a tourist city). Never forget, you are a foreigner, and your wealth is a matter of luck and will likely never be respected by most.

Chris Smeader You are exactly right my friend. I did have a romantic Relationship that went on approximately 8 years. When I lady says she loves you it's not gonna be the sacrificial love like marriage even if you are married to her it's always a super friendship because her family will come first and she will lie to you in order to keep you happy. You must be Loving butt firm with a lady that you have a serious relationship with and make notes about what she says because when the stores start change then you know there's gonna be a problem. Then you need to walk away quickly or you will sink into a pit that will costs you a fortune. Once we see how that is running we want to open a small restaurant based on my wife's cooking. She is a known and persued cook in her village. She will create the recipies and her nephew will oversee the restaurant. Additionally, she is currently growing and selling oyster mushrooms wholesale on her property. She has a few contacts that have said they will buy her entire daily inventory. Last rain season we started late and had a small crop. In one month we covered all costs and made a small profit. Last harvest was 14kg. We have just doubled our capacity.

James Shirley Sounds good, I'm glad you've thought things through. It seems like you understand things pretty well. Most guys think they will open a business and there will be profit. In reality the only reason to open a business, especially in a rural area is just to keep you and the wife busy. Best of luck to you both.

Chris Smeader Best advice. Can OP please, please and I mean please read through this advice carefully.

Having stayed in Thailand for years it can be so different from what others dream of. Put your money only where you can have full control. Prepare to lose it if you don't.

Chris Smeader worst advices ever 🤣

Yeah sure it can be like that but it’s not normal 🤣

Far more people managed to create their own business then failed. If businesses is wrong then it’s wrong in any country.

If he should go marry then skip the ceremony and do it legally instead.

Yes study the laws and get professional help from beginning with the company. It’s important but scare anyone is just stupid. We got plenty of families who investing, both 100% and

Chris Smeader Yes, we are doing our homework. My Fiancee was the successful owner of two florist businesses as well as a hair salon. Unfortunately, covid killed the businesses. Myself, I spent a year writing and developing a business plan and opened a concert promoting business in California. Worked in the business for fourteen years. We would like to open a small coffee shop which her sister will oversee. Once we see how that is running we want to open a small restaurant based on my wife's cooking. She is a known and persued cook in her village. She will create the recipies and her nephew will oversee the restaurant. Last rain season we started late and had a small crop. In one month we covered all costs and made a small profit. Last harvest was 14kg. We have just doubled our capacity. Most of my money will stay invested in the US. Only visa requirement money (single account) and monthly funds (joint account) will come

Chris Smeader sorry, I read that you did not want legal marriage and only ceremony. My mistake

I realize English is not your first language, but if you read the statement again it states that the ceremony is not legal.
Magnus *********************
Magnus *********************
Chris Smeader well then you not know anything, your advice to do the ceremony 🤣 the ceremony is a show for money only, it’s not even legally mean anything.

Your talk about police and municipal people 🤣 wtf is he open a bar in pattaya or doing business 🤣 no that’s right, you actually don’t know!

I know this business and I’ve never heard so much stupidity from one person.

Learn the language and learn the culture instead of BS!

marriage visa? She has control over your visa. if she goes to the government office and files for divorce you are out of the country retirement visa? You are in control

what are you talking about? Divorce isn't an instant thing. Someone will know WELL in advanced before it happens giving them plenty of time to prepare. Then once the divorce is final, you just go to the immigration office and apply for an extension based on retirement. No one controls anything.

I have had both. If you have 800k baht get the retirement visa extension. Unless you have children or don’t have enough money there is no need to get a marriage extension. It’s much more of a hassle and you will be under your wife’s thumb.

Jon Warner I’ve been on a Non O thru marriage for decades. Under my wife’s thumb? Hey, it’s great and keeps the rain off! Besides, in between doing the household chores and handing over my wallet on command, I don't even have time to worry about who wears the trousers anymore. 😁

Tom Tuohy good for you. I have a child and got divorced so I needed to convert it to a retirement extension to stay in the country. Your circumstance is irrelevant to mine.

If there's any chance you would want to work at this business, then there's only one option for you which is marriage visa. A marriage visa has the potential to receive a work permit if the business can support it (between 2-4 Thai employees on payroll depending on how the business is setup). If you don't plan on doing any work at all (not even picking up a napkin someone dropped on the floor), then a retirement visa will present a much simpler extension process each year.

The marriage extension requires you to go to immigration with your spouse, provide more paperwork including various photos around your home together, and then you receive a stamp which requires you to return to immigration after 30-60 days depending on the immigration office. During this time period, they may send officers to visit your house, speak to your neighbors, and check with witnesses about your marriage.

The retirement extension requires less paperwork, and you'll get your extension the same day you go to the immigration office as long as you meet all the requirements.

@Brandon ***********
So if I have a business it's much easier to get extended stay as long as I keep my business running with 2 or 3 employees is that true correct. This is true I may just move to CHIANG MAI.
Brandon ************
Brandon ************
@Jerry *****
having a business has nothing to do with your extension if you're extending based on being married to a Thai. It's the fact that you CANNOT get a work permit on a retirement visa, but it's possible on a marriage visa. It's not automatic though. The business must be able to sponsor the work permit which requires a certain number of Thai employees. None of that has anything to do with the extension.

elite is for people under 50 that can't qualify for another long term visa. He has plenty of options besides wasting money on that.
