TLDR : Answer Summary
To obtain a TM30 form for your retirement visa renewal, you'll need to ask your landlord or their agent to resubmit the TM30 form since proof of submission is not available after 7 days. This is acceptable and should not cause any issues with immigration. Make sure your landlord submits the TM30 with the same details and provides you with a copy of the submission receipt. Remember, in Thailand, you cannot 'renew' a visa but rather apply for a 12-month extension.

Ok. You cannot "renew" a visa. If you mean you are applying for a 12-month extension, if your landlord has filed the TM30, you don't need to present anything to immigration. Just ensure you have your last 90-day report notification if you have been in the country for more than 90 days
Yes. Not available after 7 days although immigration may be able to see it. If they want you to provide a receipt you'll have to get your landlord to resubmit and provide you with a copy of the receipt
Yes, that's correct. You can only get proof of submission within 7 days. If you need a new proof then a new TM30 would have to be submitted. That is perfectly acceptable and will not cause any problems, as long as they are willing to do it.
