How do I handle TM30 registration when subletting an apartment from someone abroad?

Good morning, if I was to sublet an apartment from somebody who’s not in the country, how would I go about sorting the TM30?

They should have filed one when you moved in and they would have only gotten a receipt. I recently had an issue in which my broker was able to file one prorated and I was able to show the receipt.

no, he’s stranded, outside the country. He’s a tenant, renting. He wants to sublet until he returns in (hopefully) a year. So, is it possible that I can still file a tm30?

That's a good question, and I'm leaning towards a no, and I don't even know if subletting is legal in Thailand. To submit a TM30, the owners housebook is required, and someone who is renting doesn't own the property.

What I recommend doing is contacting your country's embassy in Bangkok, and asking them if they have a list of real estate/ property rights lawyers that they can e-mail you. Once you got that list, call up the lawyers and get their opinion of the legality of subletting.

The second option would be to have the owners register for the TM30 system online system, and have them give you the password and user name, and you can log yourself in.

There might be a way to self-file in Chiang Mai. There is a way to self file in Bangkok

REPOST: Self File TM-30 BANGKOK ONLY.

This is the way you need to fill out the TM30 form if you are filing with NO documentation from your land lord

Your name goes at the top of the form, your address goes under it, then your address AGAIN as the address where the foreigner lives.

In the blank area at the bottom left hand side of the piece that they will tear off and give back to you write your address again.

On the second page (the table) put all your information.

You sign BOTH forms on the signature lines. Print the forms correctly. the first page is portrait orientation and second page is landscape orientation 1f62e.png ¬:O

Make copies of;

-lease

-data page of your passport

-visa (if you have one)

-extension (if you have one)

-entry stamp

-TM6 departure card

sign the copies of your passport stuff.

This is a way to file a TM30 in BANGKOK without any information from your land lord at all. <- (meaning you don't need their i/d, their house book listing, a power of attorney form with the 10 baht in tax stamps).

AFAIK: this ONLY works in Bangkok but I can say with 100% accuracy that it does work LIKE.png ¬(y)
