Is it better or does it matter to have a Thai condo lease prior to DTV application? Does it help the case? Kinda hard to get a 1 year lease when you dont know if youll get the dtv so 1 year lease on a tourist visa is a bit shady but, i would guess legal?
Any experience with this?

It neither helps nor hinders your application, although there’s maybe a couple of squirrelly embassies/consulates in Malaysia that like to see a long lease. Usually though, any accommodation is fine. Many places just ask for an address and require no proof of renting or booking.
If you're wondering if it buys you any brownie points I'd say no. I mean there are some obscure embassies that expect you to have a long lease already set up in Thailand.
When i signed my 1yr lease I was visiting Thailand for the purpose of finding a place to live before I officially moved over. The LL never asked for my visa status, only copy of passport and 2 months deposit when signing the lease contract. I was on a visa exempt at the time.
I've seen make dtv approved with just a month hotel booking (fully refundable).
It depends on your embassy too. When I applied in hcmc 3 months ago, I had a 1 year lease contract but I forgot to upload it with my application. Was approved without anyone asking for it
