No you don’t need to have a long term residence to get your retirement visa but they will ask for some sort of residence

You need to be registered at an address (TM30). They could ask you for a rental agreement. I don’t know their policy on that one.

getting a retirement visa extension means you plan on staying long term, so immigration expects you to have a residency and a lease/rental contract.
