Do I need to file a TM30 again for my tenant for the 90-day report?

Landlord question:

I rented my condo out with 1 year tenancy lease. My tenants agreed to rent my condo from 16/6/2025 to 30/6/2026. I did do TM30 through online and put

Check in date : 16/6/2025

Check out date (optional): 30/6/2026

Tenant not leave Bangkok or Thailand yet and she said she wants me to do TM30 for her again for “90dayreport”

Do I have to do TM30 again? For my view, I did do first-TM 30 with checkout date provided already which is 30/6/2026

If she requires a printed copy then those are on,y available for download for 7 days after successfully filing.

If she wants a new one it may be that she’s travelled somewhere and that place also filed one.

As soon as the tenant go and stay any other place, the TM30 you registered is obsolete.

The landlord of the places she visits, will make a new TM30, everytime she travels.

When the tenant come back to your apartment, a new TM30 has to be eegistered.

You can not make a TM30 covering 1 year.

Not necessary if she doesn't travel. When traveling in Thailand, hotels will register her and you'll need to do one new, same for when she leaves and back to Thailand.

Everytime she requires one. Everytime she stays at a hotel or leaves the country (border run, holiday).

If immigration are asking for one you need to do it.

No, if she doesn't stay at your condo after your first report, date , she has to file where she is located/ stay . her 90 dayreport has nothing to do with you
