Do I have to use an agency every year to extend my Non-O visa in Thailand?

I’ve read that if I use an agency to extend my non o 90 day visa I’ll have to continue this process every year. Is this true?

If after I obtain the retirement visa with the agency could I switch to a marriage visa the following year on my own?

You are not stuck using an agency at all, if you qualify at any point, go direct to Immig.

the problem is if you received your previous extension via an agency because you couldn't meet the requirements you won't qualify for an extension next year because you didn't meet the requirements of the previous year.

i have in the past used 2 years immigration but agency less hassle, and why i need £20,000 in my bank just to please immigration is beyond me and never used to be like that

Kevin Slade you are not "pleasing" immigration as you say. They don't make the rules, they just apply them. Wherever you are you should just follow the laws of that country or return home. The money in the bank is actually there because so many expats go into hospital without insurance and can't pay. So that money can be called on to pay medical bills. Then if used you will have to leave the country.

blame your embassy as its them that stopped certifying your income. Immigration requirements haven't changed for many years

agree, US Consulate would certify income, simplifying process, but in passed years Consulate just throws parties.

They don't take calls, emails or even a visit.

In theory that could work. In practice it probably won’t. Many offices will say that you need to leave and come back on a “clean” stamp to get the Non O and subsequent extensions.

Have found most IO are there to help, not obstruct.

But if they sence you're conning them.....don't.

now you are scaring me 😟 We had help from an accountant for the first extension (based on non-O retirement visa) last year just to save time, but we had all the necessary docs and met the requirements we could open bank account and immediately transferred the required 800k from our foreign account, we had to make a CoR, pictures of house, map showing where we live and went to the bank ourselves to collect statememt and letter. The agency just saved us a lot of time by collecting all our docs and passport and went to IO and 2 days later we had our EoS mult. entry. After several months we now know exactly what it needs and now we have more time to prepare. We will try next extension ourselves, why shouldn‘t this work for us without an agent?

That should be fine. Where the agent thing is an issue is where they get an agent to do the extension without the correct funds. Usually it’s done in a province where you don’t live and possibly have never been.

don't think so Stuart in Chiangmai it's quite easy.

If changing in same province I can't assure, but 2 friends went from agent in pattaya to O in CM, recently

Each office has different requirements and “rules”. What may work in Chiang Mai is completely different to say Bangkok or Phuket. That’s why most here will say visit your office and get the specific requirements from that office.

If you use an agency to bypass the money in the bank requirement, then you're going to be required to use an agent every year, because next year when they check your 12 month bank statement they will see that you didn't meet the requirements for your extension last year and will deny your extension application.

Also if your agent gets your extension outside of your province that is a super obvious red flag and no immigration office will touch your passport without an agent after that.

then unless your embassy offers income verification, you'll never be able to get off the agent train once you start because you'll never be able to show you had 800,000 in the bank for 3 months after your previous extension and never let your balance drop below 400,000 the rest of the year, even if you're trying to do the monthly transfer method.

you still have to prove you met last year's requirements. 12 months of transfers won't do anything if you can't show you kept 800,000 in the bank for 3 months after your extension was granted and never let your balance drop below 400,000 the rest of the year.

a bit of topic of this post, but if I put the 800k in there for the first 14 months and deposit 65k for 12 consecutive months in that first year. Can't I then withdraw the 800k and rely on the 65k per month for all my subsequent extensions?

yes, once you've made the full transition and received the extension based on month transfers, you no longer have any bank balance requirement.

you don't even need to leave. If your agent got you an extension from the office you reside at you and you have the 800,000 in the bank when the agent gets the extension, you can just do it yourself next time since you can show 12 months of meeting the requirements.

So what is stopping you opening another bank account while on your first year extension, depositing 800k in that bank account. Leave Thailand at the end of your first year extension, then re enter on a tourist, or visa exempt, go to immigration, get it changed to non O three month and then apply for an extension to this new visa with the other bank account you opened.?

That is good enough reason to use an agent. I see people all the time saying why pay an agent. Well three reasons. One it saves you all the hassle of doing it. Two, as you suggest maybe he doesn't have or want to have 800k sat in a bank account with no interest. Three also that 800k with the new tax laws could be liable for 20% tax, 16,000 baht. Hypotheticaly if say you paid an agent say 25,000 a year, that works out at 68 baht a day, hardly going to break the bank.

tax on the 800k depends on the source. Not sure anyone has been taxed yet on the 800k principal. Only the meat interest.
