Q. 1 I arrive to Jomtien on a Non-O 90 day visa Nov 9. When opening a bank account can I use my Hotel address or do I need a lease for a condo?
Q. 2 After opening a bank account can I use Wise to deposit my 800k or do I need to transfer from an International bank?
TIA

TLDR : Answer Summary
The ability to open a bank account in Thailand using a hotel address while on a Non-O visa can vary by bank. Generally, a certificate of residence from immigration may be required as proof of address. It's advisable to check with the specific bank branch for their requirements. Regarding transferring funds for the 800k requirement for retirement, using Wise is acceptable according to some users who have successfully completed similar transactions.

I opened bank account using my hotel as my address, along with passport and Thai phone number (as a tourist) albeit it was over 10 years ago

Each bank branch sets their own requirements for opening a bank account. You would need to go to a bank branch and try to open an account to see what they require. Many will require a certificate of residence from immigration as your proof of address. If that's the case, then what the bank requires doesn't matter, it's what your immigration office will accept as proof of your address. Each immigration office sets their own requirements, so you would need to check with your immigration office to see what they require for a certificate of residence.
Wise should be fine to transfer the money, and make sure you choose the correct transfer option for living in Thailand long-term so they will attempt to make it look like an international transfer.
International is not a requirement for retirement extension, but it might be beneficial in the future regardless.
