So I have a rental property that I manage remotely. Basically it's one property and I am the landlord. Is that sufficient to get a DTV Visa? Thank you

TLDR : Answer Summary
The inquiry revolves around the eligibility for a DTV Visa in Thailand for an individual managing a single rental property from abroad. While some commenters suggest that managing multiple properties strengthens the case for the DTV Visa, others argue that it may still be possible with one property if sufficient proof of management tasks is provided. Factors such as ownership structure of the property, proof of rental income, and documentation of remote work activities are highlighted as critical elements in the application process.

It might be more plausible if you had more than 1 rental property, hence requiring property portfolio management.

Just having rental income from 1 property would more likely be viewed as you had an income to support another reason for DTV application

For me I got my DTV like this. Managing one property and also renting out 1 unit which I own inside this property. Showed proof of rental payments and proof of payments for my work as manager. Also tax statements. And of course specific describing of my work in a professional Portfolio. Totally freelancer. Got approved in Switzerland.

Very interested in this post, as I have also got properties rented out, although only in my name, they are not in a company name. Would showing end of year accounts from my accountant and a letter wrote from them or me saying i can work remotely suffice? Thanks for all comments?

Demonstrate how you manage the property, tenants, maintenance, payments, rent collection, repairs etc online. There have been similar property owners to yourself approved.

This only works if your house is owned by your business and you are the director…. Otherwise personally owned it won’t work..

Just book a cooking course. Keep it simple.

If you had multiple properties yes, but a single property no

some single property owners have been approved

hard to believe, was that early on?

There's quite a few retirees who switched from non-O to DTV using a single property management as the basis, and have been approved

why? From the beginning to now. I know 3 such DTVERS. One student property has 4 rooms rented out individually which requires management of 4 tenants, 4 sets of repairs, rent collection etc. The DTV does not stipulate a minimum size of business.

4 individual tenants I understand. But letting out your own property with a single tenancy agreement doesn't count as a business in my view

The key is to show how you manage the property online, property size irrelevant. You can rent out a studio apartment and still get the DTV. If you have bought a property and renting it out that's a business. Many successful businesses started small

It is working, but not sure it would work for the DTV. We also survive off rental income. We just went the soft power muay thai route. It was easy peasy.

what did you show to get approved

UnderstandingWallaby8700 Business name registration. Letter from business secretary (my daughter) to the business employee (me) stating I am a "property consultant" who can work remotely. I showed my superannuation fund (which has the required 500k baht equivalent) as proof of funds.
