most offices allow you to apply for the regular 30 day extension when you have 30 days or less left on your current stamp (some Chiang Mai, Phuket, Buriram, Bangkok) allow you to do it when you have 45 days or less left on your stamp.
There is no down side to going early they add the regular 30 day extension to the expiration date you have now so you don't lose any time going early
I deleted some comments about the process of getting a 60 day extension of stay based on unable to travel due to COVID-19, which is a completely different extension of stay.
Expect to be asked the following:
1. The applicant’s passport and a copy of:
a. The data “picture” page.
b. The most recent visa (if applicable).
c. The most recent entry stamp or extension of stay (if applicable).
d. The departure card (“TM 6”) that should be stapled in the passport.
2. The extension of stay application form (“TM 7”).
3. A copy of the submitted Notification of Residence of Foreigners form ("TM 30”).
4. 2x passport sized (4cm by 6cm) photos.
5. 1,900 THB processing fee.

No it would not. The TM30, the Notification of Residence, requires the property owner to complete a form no later then 1 business day after you reside on the property.
