Im new to this and forgot to submit tm30 within 24hours. I am about to do my 90day reporting. Anyone else had a problem like this and what should I do?
Thanks
Answer summary
If you've forgotten to submit your TM30 within the 24-hour timeframe, it is generally not a big issue as long as you correct it before your 90-day reporting. Landlords are responsible for submitting the TM30; however, if they fail to do so, you can check into a cheap hotel to obtain a TM30 from them or encourage your landlord to file one now. Immigration may not strictly enforce the deadline as long as a valid TM30 is filed for your 90-day report. Be prepared to explain the situation if needed.

My landlord was late by a week until I asked about a copy for my records. Immigration in Bangkok found the discrepancy & let it slide that time but informed me of the law. Now my realtor does it on time for me. I suggest doing it now & explain the mistake to IO or stay in a hotel, then have your landlord submit the TM30 & then go to IO.
I've had several landlords refuse to do it lol it's not a big deal. You can get a tm30 done on the day with a copy of the lease and then do your 90 day straight afterwards.
The place you stay files the report. Technically the law states they must file within 24 hours of your arrival. However if you have no need for interaction with immigration then no one is really going to care.
For your 90 day report they will want to see a TM30 filed but they almost certainly won’t care if it was filed that day as long as it’s valid.
If you are the house owner file online before you go. If not get the house owner to file for you. If there’s complications with that then as others have said check in to a cheap hotel for a few hundred baht and get them to file. You don’t actually even need to stay. Just get their filing of a a TM30.
ThrillingRaccoon9983 It needs to be the owner of the property who registered you staying at the property not your gf who is a tennant. They may not want to do this which makes it awkward, perhaps they're not paying tax on rental income for example. I believe you can do it yourself but need a copy of the rental agreement which your name is probably not on.
