What should I do after my Thai visa application was rejected for unemployment status and lack of an employment certificate?

i got my application rejected from Thai Embassy in Munich. I applied MuayThai and put a cross in the box unemployed, as i live from rental income. After a week they wanted to see a certificate of employment, which i don´t have of course. So i sent them a copy of my tax return form to show them my yearly income. Some days later i got the rejection without any further comment. Unfortunately i cannot reach anyone on the phone or via e-mail to find out what the problem was. Does anyone know if it makes sense to apply again and fill in maybe different or what is best to do? Thank you for some advice.

Most Embassies websites very explicitly tells, that you wont get any answers about why a visa is being rejected.

READ THE EMBASSY WEBSITE THOROUGHLY.

When being member of a group, then you can learn a lot by reading others posts.

As others said, apply in neibouring country to thailand AND go soft power route. Landlords don't exactly fit into workcation path (unless they set up company to own the property and pay themselves via that) so have very mixed results

Maybe they thought the income shown in your tax return was not enough to live in Thailand for 5 years. Or maybe they were confused about the source of income and didn't understand that you will still receive your rental income while you are in Thailand. If you try again maybe upload a cover letter explaining that your rental business is a sole proprietorship and more details about your expected income from it over the next 5 years.

When my retired mother applies for visas, I (I do the application for her) never chose Unemployed. Always "retired", and if there's no such option, then Other and write retired, if possible. I think unemployed comes with a negative stigma, and also, both my mother and you get a pension, so saying retired is not lying.

how does he get a pension? He lives from rental income, that’s clearly not a pension. Also, for pensionaries there is NON O and NON OA based on retirement.

They do often ask to see how you will support yourself in Thailand. So showing your income from your property and correlating that with your bank account might help. But without them providing a reason it's just a guess

You should not have put unemployed, instead you should have put landlord and provided proof of your rental income.

The thing they might want to know is how you plan to pay for your living while being in Thailand during your Muay Thai training.

There is no income requirement, but they might see your source of income unreliable or unrealistic low.

They don’t want to talk to you. Or anyone else. Unable to justify their actions. If they were a business they would go out of business. There is something you could do. Ask your bank/credit card company for a chargeback. They will contact Thai Embassy in Munich and ask for an explanation. If no response within 30 days you should get your money back. However, there is the possibility that doing so may count against you if/when reapplying.

The advice to ask credit card company for a charge back is an advice to commit fraud, which is against group rules.

The Embassy did deliver what he paid for, even if he might not like the outcome.

You don't pay for the visa, but you pay for the application process.

Apart from it being fraud, it would most likely also mean a permanent ban to ever enter the country again.

Unless you find out why it was rejected in the first place, applying again would just be a waste of time and money
