My spouse and I (unmarried) are applying for the dtv next month. My spouse is the owner of the company we operate and I am the agent. I do not receive a “salary” as we primarily use one account. The company is real estate related and we have many contracts from previous clients through it. I do all of the admin. We will be applying in the US through the Washington embassy. I’m just trying to figure out what exactly we will need to submit and put together for next month so that we can be prepared. Does anyone have any advice/experience on how to make this a smooth process?

TLDR : Answer Summary
An unmarried couple planning to apply for the DTV visa should prepare to submit separate applications as they are considered individual applicants. Key requirements include demonstrating sufficient financial resources, such as having the equivalent of 500,000 baht in personal bank accounts, and providing evidence of employment or agency roles within their real estate business. It's crucial that each partner's documentation reflects their individual income and tax filings. For a smoother application process, keeping documentation simple and clear is recommended, avoiding any potential confusion regarding their relationship status. Using resources such as guides with checklists for required documents can also aid in preparation.

The simplest you make it and the more you exceed their minimum requirements, the more likely you will be approved. If you have to explain why you are unmarried but you are an agent of a company she owned and you do not receive salary,…etc, the more likely it will get rejected once they asked for more documentation and get confused. Remember the embassy folks are mostly thai folks and they will have to translate all your documents. It might get lost in translation if your situation is very confusing 🫤. KISS - Keep it simple and stupid.

I applied in Hanoi as a real estate agent in the Us. I can send you a list of what I sent in. Hanoi never asked for additional docs and it was approved in 4 days , back in March this year.

So your husband of wife in a unmarried marriage having a real estate agency.

You are going to sell/lease/rent real estate somewhere in the world BUT NOT in Thailand and you are going to that on-line, You as agent show the property, discuss with clients, sign contracts and hand over the keys using a key board and the www.

Yep I need to figure out how that is going to work, specially having a spouse but being single.

Spouse means married Partner means not married

Best advice I have is to use the correct language when applying for or asking questions about visas to avoid a whole lot of conflicting misinformation

SilverRambutan9965 without a documented income from the work you will not qualify. You both also need the equivalent of the bt500,000 in each of your personal bank accounts. You are not married, so none of your documents can have any relevance for both of you. You work for the company owner, and all your documentation must show that, and that you get paid for your work, and have filed your own personal income tax reflecting that income from the work. As you are not married you are treated as two separate individuals. You can not use any of the same documentation.

We will each be applying separately and we file taxes separately

SilverRambutan9965 Do it exactly! Apply individually without even mentioning your partner, unmarried spouse except that she is your employer. Have you own bank account!

Do you plan on moving to thailand ? What is required is listed on the website. Do you file your taxes jointly? They may ask since you do not have paystubs to show.

If you are not married, then she/he is not your spouse. Are you each applying separately under remote status?
