My retirement 1y extension was refused for the first time ever last week at CW because there was only another month remaining on my lease contract (never been an issue before), IO said I needed a lease extension and also mentioned the title deed of the property (also never been asked previously).

Would anyone know if these are new requirements or have I been fortunate in all the previous years?

I will need to return on Monday without an appointment so is there a suggested time to arrive there and start queuing to join the queue?

Finally, the lease extension is taking more time than I have before my visa expires, is there any chance of the same paperwork being accepted second time around ny another IO? TIA 🩷
Answer summary
The user recently faced a refusal of their retirement visa extension due to needing a longer lease and property title deed, which had not been required previously. They seek information on whether these are new rules and if there's a chance of a different Immigration Officer accepting their documents upon return. Additionally, they inquire about the best arrival time for queuing at the immigration office without an appointment.

They have rooms and rooms all empty in the Surin immigration building. Is this where they plan to store all the reams of paperwork that farangs have to submit every year?

This is why you should always get the list of requirements for your extension each year as things can change

Always have a back plan just use an agent for the worst case scenario situation it will at least get you out of a bind if required instead of stressing about it!

You’ll have problems if you’re leasing off a Farang , as they need to have a tax number .

Brent Rothsay I'm a farang and I have a tax number. Took me about 10 minutes to obtain. I don't work or rent out property though.

The problem with leasing off any landlord here, farang or Thai, is that many of them don't declare the rental income and so don't want to provide any information at all to Immigration for fear that it will get back to the Revenue Department (which it will). The same applies to the TM30.

Don Smith I know this my friend . Every Thai has a tax number in there ID card . Most Farang don’t want a tax number .

GreenPomelo3895 That's what they used to say about buying property in company name using nominees. Not so stress-free now, are they?

I expect that one day all these dodgy agent visa arrangements will come back and bite people in the backside, just like the nominee companies have.

It seems that they make it more difficult for us long termer’s each year I recently came back from China I’ve had an o visa for as long as I can remember the passport was only issued in January and I had renewed my O visa in the February the IO at BKK asked me for my old passport I didn’t have it eventually they stamped me in

They questioned my lease this year being just for one year, until we pointed out the paragraph stating that this lease continued into infinity if another lease wasn't drawn up. It was in the fine print. After pointing this out, and the immigration agent highlighting it, it was accepted. This is the first time in 15 years that it was questioned.

Not sure what period you had left on your lease previously but you do need long term accommodation, 3 months is probably OK but a month seems short

for my 1 year extensions based on retirement ((last 10 years) I never had to show a land title deed. 😳

Is that specific for certain immigration offices ?

@Gerar *******
I suspect that only happens if they have concerns about ownership, or maybe tax not being paid by the person you rent from

: Possibly an extension of the investigations into the nominee ownership crackdown?

You can actually apply for one-time 2 month extension. But you can do this only once per visa (across all yearly extensions)
