TLDR : Answer Summary
A UK property landlord plans to relocate to Pattaya, Thailand in January 2026, inquiring about recommended agents for visa assistance. Multiple comments indicate the necessity of having a minimum of 800,000 THB in a Thai bank account for a retirement extension, along with options for applying for a NON-O visa before arriving. Notable agent recommendations and advice for setting up bank accounts and managing visa applications are also discussed.
NON-O RETIREMENT VISA RESOURCES / SERVICES
  • Go to the Retirement Visa Section for information on requirements, including age restrictions, financial requirements, and necessary documentation.
  • For immediate assistance, contact Thai Visa Centre directly via LINE at @ThaiVisaCentre or Email them.
  • Explore recent discussions by using the Non-O Retirement Visa tag in the search box at the top of the page.
  • Join the Thai Visa Advice Facebook Group to ask your questions, and get advice from others.

Dependent non-o visas are very hard to come by these days maybe she would qualify for a DTV visa or if money is no problem look at the Elite visa for her

A retirement visa for you is easy enough, apply for the 90 day Non-O visa based on being over 50 before you travel, arrive in Thailand, open a bank account and put a minimum of 800k baht in it in the first couple of weeks, then once its been there 2 calendar months apply for the 12 month extension of stay.

Your partner is a bit more difficult, as your not married she would have to get her own visa and due to her age her options are limited. Either a DTV or a Thai Privilege visa would work for her

Try Champion visa on soi Post Office. My old pal who passed a few years ago used them constantly and was happy with them, he just paid them to do everything. The owner is a German lad but obviously speaks good English and has been there a good number of years now

I have his whatsapp number if you want me to PM it across?

Agent for what? You can apply for your visa before you come on whatever category is suitable.

agent to arrange the visa correctly for me and my partner , yes I understand I can do on line now but as I was reading the agents can guide on setting bank account and various other aspects and to be honest I don't want any mistakes

@Jay *******
but get the visa on line, before you go, then you can open bank account and deposit your own money. ( agent can help with negotiations at the bank )

If you’ve passed 50 years of age you’ll need three months bankstatments showing an income of minimum £ 1500 a month to apply for a 90 days Non O based on retirement in UK before you’ll leave.

In Thailand there’s no legal way around banking 800K baht in a Thai bank account two months prior to your first year extension of stay.

your income doesn't cut any ice in the first year of a "retirement extension". You need a minimum of 800,000 THB in your Thai bank account. It's up to you if you are willing to pay agents who use an illegal route to get you a one-year stay permit without funds. Feel warned!

@Nongnuch *******
He said 800,000 in the bank is no problem.

hi I'm looking for retirement visa but also adding my partner who is 40 but registered as my uk carer and I can prove all income roughly 5k pcm and I can leave 800,000tb in account no problem and can get uk solicitor affidavits on any of this
Nongnuch ********
@Jay *******
who makes you think that you can add an unmarried "care" partner on a dependent visa ? You seem to not have done your homework. Well I reckon you best visit an agent in Thailand, pay some hefty money and see how far it gets you

@Nongnuch *******
he’s in here because he’s asking for advise, wind your neck in

he will soon find out that he is following a dream - instead of proper advice 😉 . . .the only reason I do not rhyme in, is because this thread already is a train wreck
