Should I use a visa agent in Vientiane to apply for a non-O visa?

I'm planning on going to Laos to apply for the non-o 90 day visa, I have 4 weeks left on my 60 day exempt tourist visa (Australian). I am living in Udon Thani and have a 12 month contract on a condo, the TM 30 has been done for 12 months by the agent and condo owner, I will visit the immigration office in Udon Thani soon to get a residence certificate.

I have the required 3 months bank statements necessary for the visa application....the question is should I use a visa agent in Vientiane, Laos to help with applying for the visa through the Thai embassy in Vientiane and does anyone have recommendations of a good visa agent in Vientiane.

Do not need any agent, it is straightforward to do everything yourself.

You can not do TM30 for 12 months, every time you stay at a new adress in Thailand, the landlord there will make a new TM30.

And everytime you return to your β€œhome” The landlord have to make a new TM30, since the old one is no longer valid.

there is contradictory advise for this...some say it's ok and other say you need thai bank account...on the embassy site in Vientiane it's written thai bank

I only need to show the available funds in my Australian bank, I can't open a Thai bank account until I get this non immigrant O 90 day visa and re-enter Thailand, then I can apply to open a Thai bank account and deposit the 800,000 Thai baht.

yes I know this...but some said they asked for this thai bank account. Same as if you apply for this visa while you are thailand (I know it's impossibIe...so that's why I wonder if the requirements on their site is up to date)...Iwould like to apply for non O in Laos to so thanks to put report when ymthe processing will be complete

Non O based on what? Being over 50? You have the funds in a bank in your name? You don't need a TM30, you don't need a residence certificate. You probably don't even need a lease contract.

the application is based on a retirement visa over 50.

The other documents I mentioned I will use for the 12 month extension based on retirement over 50.

You don't a residency certificate from immigration to apply for an extension at immigration, besides that it's only good for 30 days. You don't need an agent.
