TLDR : Answer Summary
The consensus among commenters is that it's easier and more straightforward for Australians, like the individual named Dom, to apply for a retirement visa (NON-O) through the Thai Embassy in Australia rather than travel to Thailand first and then apply. It's advised to get a 90-day NON-O visa from the Thai consulate in Sydney before departure, fulfilling requirements such as showing proof of funds and accommodation. Once in Thailand, applicants can set up a bank account and apply for a 12-month extension. While some recommend using visa agents for assistance, others suggest handling the application process independently to save on costs.

If you have enough budget and want to help some Thai people with your money? then, hire an agent. He will do everything for you for your visa and bank and one year extension. that is a kind of package.

It depends on so many things, it’s hard to give a definitive answer. Do you come here often, do you know anything about how the system works over here, have you got a partner here, do you have anywhere to live over here, are you sure that you want to live here. I’ve been coming here for years, I have a partner and a condo here, and I got my retirement visa here, and it was easy as to do.

if you. want a retirement extension you MUST apply for a "non-imm O visa in your country and then apply for extension (on that visa) when in Thailand.

Yes apply online in Australia for non O retirement visa, once in Thailand you need to go to local immigration ask for their list of requirements for extention of stay these will include Thai phone number a lease agreement thai bank account. Or you could get a reputable visa agent to do your extension of stay.

Always get a Non-O in your home country. Thereafter, it depends. If you want to help a number of people while making money, use an agent for your extension. Otherwise, do it yourself inside Thailand.

The usual way to do it is first get a three month retirement visa from home country, which does not require funds deposited in Thailand before arrival. Then come to Thailand straight away, open a bank account and transfer the cash deposit, let it season for two months, then use that to apply for a twelve month extension of stay before your three month visa is up.

Getting a Visa agent on the job will be the best approach. Saves so much time and stress. I use an agent for anything immigration related as I prefer to outsource tasks to people that know far more about it than I care to research.

To many unanswered questions to give a straight answer, you will need to apply for a visa in Australia. There is a consulate in Sydney or look online for Thailand E-Visa. There are many options depending on your circumstances

Shane Kinneally Being a resident of Sydney or NSW you can only apply through the Sydney Consulate in their evisa portal.

Apply for the Non O 90 visa being Over 50. Used to be known as Retirement purpose.

Once in Thailand open bank account and apply at nearest Immigration Office for 12 Extension of Stay based on being over 50

Thanks Shane Kinneally for reminding that other options are available from Australia besides the non-O (90D): the non-OA (1 year) for example πŸ˜‰

100% easier & cheaper to apply for a Suitable retirement Visa from your home country

When you are ready to come - Apply for a Non-O 90 day Visa from the Thai Embassy in your home country about 30 days before departure.

When applying online you will need to show the required funds in any bank account , some personal details & Flight details & proof of first nights accommodation .

Once approved & arrive in Thailand you have 90 days to organise for the 12 month extension

No.1 requirement is

You need to set up a Thai bank account & deposit 800K Baht for at least 60 days to satisfy the extension

Go to the bank of choice & ask them what they require to open an account
