Yes ownership of the land and property the investment sits upon. Meaning your company can own the land your factory sits on, but private land ownership is simply not possible under any circumstances unless you acquire Thai nationality.

if we choose to ignore that tying up 800k makes no sense, your 1900 baht plus all the wasted time is a little inaccurate. You need to pay 1000 baht more per exit or 3800 baht for multiple entry. Your 1900 baht would leave you stuck year round within Thailand wouldn’t it. So for multi entry, you pay 5700 baht. An LTR is 5000 annually, includes unlimited entries, fast track at airport and no 90 day reporting. And no repeating the same agonizing process every year. Which would you rather have? But of course… anything you say is right isn’t it John? Or you just didn’t understand this?

yes, that is correct on both counts. There is no requirement for a single penny of thai investment with the Pensioner LTR. Just demonstrate that you have the income. For the insurance requirement, the $100k can be anywhere you want it to be. So you can leave the money wherever you wish, and effectively, there is no insurance requirement if you demonstrate the $100k. It's an extremely simple, easy visa and they seem to respond within their 20 day approval time forecast for the vast majority of applicants.

let me assist your learning then. Seems funny that people struggle to grasp this. LTR is a multiple entry visa. Might as well compare apples to apples. If you add multiple entry to the Thailand prisoner visa you describe, it’s 3800 baht annually. Add that to the annual 1900 baht and you arrive at 5700/year or 57k. Business school would have taught you how to evaluate. But it gets much worse.

You need to wasted time to collect your banking and other supporting info for the right to go stand in line at immigration EVERY YEAR. 😂 And you have to report to mom every 90 days. Not even kidding here. You can’t make this stuff up.

No reporting for LTR if you travel even once every 365 days. And every time you enter the country you go thru FastTrack at the airport. You can wave to the all the 19k spenders standing in line as you breeze past.

You will also tie up 800k in a Thai bank account at 0-0.5%. Costing you the 5% that is easy to get anywhere now. That means you lose an astounding 40k annually for 400k.

Now you know at least my business school was MUCH better than yours

1. No need to tie up a single Baht if you use income method.

2. I have no requirement dir a multi entry visa. Any time I do want to leave Thailand I will buy a re-entry permit.

3. My visa takes less than half a day to extend every year.

4. 90 day can be done online but I choose to go to my local immigration office. Never takes longer than 15 minutes and most times less than 5.

5. I make my own health provisions. Not forced into buying overpriced health insurance required for the LTR visa.

The LTR might be the right visa for some but it definitely isn't for me.

1. it's the clear winner for anyone who qualifies. 2. we are all aware the income method if the clear winner over 800k method. And if you have more than 65k, you can try to qualify for LTR. 3. Great, you stay in Thailand all year round, Save you 3100 baht. But costs you 1000 baht every time you want to leave. 4. we are all aware 90 day reporting can be online. Or get an LTR and don't bother. 5. You don't need health insurance for LTR. So no problem making your own health provisions as you wish.

with regards to health insurance for all 4 categories of LTV the requirement is as follows:

Must present a health insurance policy covering medical expenses in Thailand no less than USD 50,000. The remaining coverage period shall not be less than 10 months on the date of the application, OR provide evidence of savings of at least USD 100,000 held in a Thai or overseas bank account for no less than 12 months before the date of application.
