Can anyone please advise if it is common to pay your rent from your Wise account directly to your landlords Thai bank account?
Answer summary
Paying rent directly from a Wise account to a landlord's Thai bank account is possible and can be common, especially for expats without local bank accounts. However, experiences vary; some prefer cash payments or bank transfers for convenience and reduced fees. Concerns about transfer fees from Wise have been raised, especially as the service transitions to comply with Thai regulations, which could affect the ease and cost of transactions. Users emphasize the importance of having proof of payment, regardless of the method chosen.

Use a bank account, any. Therefore you have proof and receipt of payment and address. Never pay cash. You have no backup if there's a discrepancy. My advice only!!

That’s exactly what I do. Once paid, it allows me to send him a notice which in I send the notice via WhatsApp to everyone associated with the rent (landlord, managers, etc.). That way I keep records of all the transactions. It’s worked very well for us. Since we still travel a lot, the convenience of doing everything remote works well.

You now have to go through WISE Thailand Ltd. ALL currency has to be converted to Thai Baht ( no choice ) also Government departments can see your WISE account including the Inland revenue and immigration etc

It used to be good to transfer from Wise. It used to cost around 30 baht to transfer to someone every time. And it seemed at one time there is not need to have bank account in Thailand. But some time back Wise change the fees and nowadays it costs around 150 baht for every transaction. In this case I would say it is better to transfer to your Thai bank account the whole lot and then pay from the bank account. Unless there is online payment transfer facility in Thai bank account. Then transferring directly from Wise should be best

Just paid a school bill with Wise, sent to their bank account. I funded my Wise account with Thai baht previously, so there was no additional conversion fee. Charge was a flat 61.44 baht. If your Wise source funds are in baht and you are remitting to a Thai bank, that flat fee should be all there is.

From Wise THB-jar to Thai account charge is 61.44 THB unless the amount.

So if you trust enough to your landlord and if it is okay for both it is wise idea to pay rent in advance several months. If you pay 6 months in advance you'll save 5x61.44 THB (307.20).

Or 12 months in advance save is 675,84.

Ok, these sums are not huge save. If you do not trust enough to your landlord or make the official agreement, better pay monthly.

Some do, here’s a landlord’s perspective. I rent out two properties. Through a normally very competent agent. On the face of it there’s never a problem how the rent is paid. But for me it unexpectedly became one. Let me explain why. If you have a Thai Bank account almost certainly you will have some form of long term Visa. Because the lease Contract enables that, and you will lilely go get a Thai Bank account prior to applying for your Visa or Non O retirement Visa. Why wouldn’t you.? My Tennant however, insisted on using Wise. Because, he had no Thai Bank account, never had a long term Visa, or intended to get one. His choice of course, So with a 12 month Contract. He’s subsequently denied entry into Thailand, a bit of an issue. So I am now far more circumspect with my due diligence. In particular the method of payment, a Thai Bank I now have to insist on. Not for what it is, but what it tells me regarding a long term commitment.

Hope that makes sense.

Ron Cooper yes the thai government now has the audacity to restrict your foreign wise account, preventing direct euro to usd transfers, as there first must be a conversion into thai bath and then a second conversion into usd, instead of only one conversion from eur into usd, this extra territorial overreach clearly imposed by the bank of thailand horrific i just wonder how wise could compromise and agree to this policy it's only coz their in bed with the thai authorities even the Philippines wise does not have these absurd restrictions and I predict a negative outcome with many current wise holders rejecting these restrictions and a huge parallel usd cash economy in Thailand also thai government employed 100 new tax official to especially go after rich thai tax residents so you have been warned here
Ron ********
Ron ********
Geert Prodan Astutely said Sir. You touched on several aspects, but of course there are more negative aspects that have also been approved.

Do you watch 'Integrity Legal' on You Tube? I suspect you would like him if you do not already watch him.

Among many other things he rails upon, he speaks about the push of the Thai government to adopt 'Big Data' as a tool to bear down on expats. They are looking at combining (to one degree or another) the data bases of immigration, police, the supposedly private banking industry, income tax department, and even the hospital billing records that are in arrears...... plus no telling what else as time goes by. As we can imagine, that forbodes badly for us expats.
