Hi, I extended my Non O stay for first time this February, later had a trip overseas in March........

1. do I count 90 days from the day I re-entered the country in March ?

2. can I do my 90-day report online, or do I need to go in my local immigration office ?

if online, please kindly share the link.

if the immigration office, what documents would I need ?

also, how much of the fee(s) ?

3. I assume regardless any situation, the TM30 report must always be filed by the property owner, am I correct ?

Million thanks ! ๐Ÿ™๐Ÿ™
Answer summary
After extending your Non-O visa stay and traveling overseas, you should count your 90-day period from the date you re-entered Thailand. You must file your first 90-day report in person at your local immigration office, typically bringing the TM47 form along with copies of your passport, visa, arrival stamp, and proof of address; the TM30 must also be filed by your landlord. Although some local offices may allow online filing, this is often not accepted immediately after returning from abroad, particularly in major cities like Bangkok.

90 days including arrival day. You can do 15 days before or 7 days after. First report has to be done in person. You will need form TM47, copies of passport I'd page, visa, arrival stamp, proof of address. You always need a current TM30 for your address.

Jim Skinner never needed any of that on return from abroad. Just me and my passport for the 90 day report.

Yaoyu Brancheau you can try to post online but it is likely to be rejected as it counts as a first report again

Yaoyu Brancheau it's usually the outer provinces that will accept online reporting, I'd bet that Bangkok does not

you normally need to file in person after a return from abroad and also your landlord needs to have filed a fresh TM30. The TM47 is the 90 day report form.

Whether or not you file online or in person after returning from overseas to the same address is office specific. Ask your office. Yes the 90-day report will always be 89 days from the date you last entered. Yes your landlord should file a TM30 upon your return. There is no cost. Surely you can Google 90day report to get the government website .go.th Ensure the TM30 has been filed and bring your passport.
