Hi guys amd girls. I keep reading about paying an agent to sort retirement visa. Now they put the funds in and when sorted take it back. How do you do your 3 monthly if you don't funds in the account.
Answer summary
The discussion revolves around the challenges and concerns related to managing a retirement visa in Thailand, particularly when using an agent to meet financial requirements. Users express confusion about how to maintain the necessary balance in a bank account for 90-day reports if an agent deposits the required funds temporarily. The consensus is that during the 90-day reporting, no checks on bank funds are typically performed, and some users advise against relying on agents, suggesting a self-managed approach for compliance with visa regulations.

Use a agent with a good long standing record and let the agent do the magic. I heard if you pay them 20,000 a year they keep doing the magic and you sit back.
I'm sorry you have so little money. if the government office gets a new supervisor and demands evidence of funds you will be heading back to your home country!
Agents have been in business for decades. There’s no suggestion that that will change in the future either. Whether you use an agent is a free choice. For some it’s because they don’t have the 800k for others it may be because they don’t want to move 800k here when they can make far more from investing that amount overseas.
Take a typical foreign couple. They need to have 1.6m baht tied up in Thai banks (I know in theory they could possibly get away with 800k and do a tango and separate their renewal timings - but that would be a nightmare).
1.6m is approximately 50k usd. Investing that in stocks or other places typically could net you about 5k per year, or 160,000 baht.
An agent may charge 15k per person so the yearly charge for both is 30k.
By not using an agent they’re possibly losing 130k per year.
As mentioned it’s a personal choice. Some want to do it themselves, some want to use an agent - but it’s not always because they don’t have the money - they may just know a better way to use it.
Mark Schultz i have the funds in the bank i followed all there requirements. I am 100% legaly here. I just asked the question because its advertised on here.
Edward Junger Why not? Thousands of people have done the same all over FB and many other forums. It must be the world's most well-documented fraudulent activity. Even AI bots know all about it.
Andy Spence If you don’t have the required funds, there is the option to use an agent who fronts the deposit in your bank account and pays “tea money” to the Immigration to ignore that you have no own funds.
I do not recommend this, however, you should know this option exists and many expats do it by this way.
While they will claim this method is “legal”, I would rather say that the traditional Thai way of making obstacles go away by paying “tea money” to government officials should be taken with a pinch of salt.
*** It is very difficult to escape the “hamster wheel” of an agent regarding future applications, because from the moment on he removes the 800,000 THB from your account, you are technically in an “overstay” because you are violating the terms of the upkeep of the deposit.
This means that you would need the same agent over and over again, every year.
** You can get off the agent’s hamster wheel without starting the process all over, by letting the extension become invalid and by applying to a 90-days Non-Imm-O Visa outside of Thailand.
If you plan ahead for a full year, you can jump off the hamster wheel. Just put 800,000 Baht in your own Thai bank account. Then use an agent for one more application to the yearly extension.
A full year later, you can show you had the money in your bank and fulfilled the terms of the upkeep of the deposit for a full year. From now on, you can apply for the next extension by yourself.
Ok so when i want to process next years extension they have a record of your banlk book from the last year and if there is no funds in there because you used an agent do you have to start all over again i mean apply from outside the country for 90 again
Andy Spence You can also pay a ‘fee’ at some immigration offices and they turn a blind eye to your lack of funds. This amount varies by office but is in the range of 17,000 baht to 22,000 baht. I’m not sure how you go about arranging this ‘fee’.
Ralph Tyson the agent he used for the first extension will most probably prevent it (the "gang members" know each other) The agent will want his cut, again
Sorry but im still trying to understand. I put the 800,000 in the account with the understanding that it can not go below 400,000 in that year. Im fine i can do that. But from an agent service how does the funds show. Because they put in and take it straight out. As i see that you only be here for one year
Andy Spence The funds are meant to be yours and yes you are meant to maintain them for 5 months and always maintain a balance of at least 400K. Currently the agents get around this regulation and drop the money for like 5 minutes. Exactly how, well people have their opinions. You are however intentionally circumventing the immigration rules and while it is currently unlikely you could be fined, have your visa cancelled and be deported and even jailed. Before all the know it all's chime in I am well aware this does not currently happen, compliance is non existent and thousands get away with using an agent to provide the funds. Then again 18 months ago it was considered safe to border hop on a visa exemption, then there was a compliance crackdown and not anymore. Six months ago you could setup a fake company and buy land as a nominee, then there was a compliance crackdown and not anymore. Many circumventions of regulation that have been considered safe for decades are slowly being erased. How long before immigration start to enforce compliance on this, maybe this year maybe never, nobody knows. You are though probably better off not being one of the cheats when they do. The best way forward, as you say you have funds, is follow the regulations, use your own funds and do it properly. If compliance enforcement starts you won't be one of the people who have to look over your shoulder worried about when the Thai authorities will come after you. If you need help you can still use an agent for preparing your documents and provide your own funds as intended.
Your only stuck with an agent if you dont actually have the 800,000 money in the ongoing years, but up to you if you want to tie up all that money, or just pay 12 000 once a year to an agent
But immigration know thisì happens. They encourage it, because they get a very nice income from it
Am i missing something once funds are in and you have your one year retirement visa. You are to show every three months that the funds are still in your account. As a single non thai partner. It can at a certain time drop to 400,000. But most of the time you keep at 800,000. When an agent drops the money in then takes it back thats the bit im confused about. When do your three month report they check the money is still there.
Andy Spence Handout from Jomtien lists showing bank book and passport to the IO after 3 months (?) On the other hand this sheet doesn't mention map or condo photo for the extension. So am not sure what to make of it
No, you do not need to show proof of funds in the bank at 90 days. But accordingly to the rules you are suppose to maintain the funds at 800k the first 3 months of the extension. Then you can drop to 400k, bit mist be brought up to 800k again 2 month before applying for the next extension.
you still need to show you met last year's requirements. So that means you have to show the bank account was at 800,000 for 3 months after last year's extension and then never dropped below 400,000. At the same time you need to show 12 months of monthly transfers of at least 65,000 baht per month.
Andy Spence That's when you'll need an agent again. Once you start with an agent, you must continue using an agent or start the entire process yourself from scratch.
not exactly true. You can usually get off using an agent without starting over if you plan ahead for a year. Put 800,000 in your own Thai bank account. Then use an agent. Then the next year you can show you had the money in your bank and likely do it alone
Andy Spence IF you did not show own funds, the agent paid a bribe to Immigration to ignore it. You would be violating against the terms of the upkeep of the deposit. And this means, that for the next application to the yearly extension of stay, you would need the service of the same agent, again, who must make sure Immigration ignores it, again. So, you can still make up your mind: pay the corruption, or do it by the legal way.
