I bought a condo in Thailand but I don’t have a bank account to pay utility bills or receive rental income. Is there any way to handle these issues?

Thanks

TLDR : Answer Summary
The post discusses challenges faced by a condo owner in Thailand regarding payment of utility bills and rental income management without having a bank account. Responses suggest options such as proving condo ownership to open a bank account, paying utilities via apps like True Money Wallet or Lazada, using credit cards, or utilizing services like Wise for rental transactions. Additionally, some users recommend asking tenants to handle utility bills or coordinating with the condo's reception for rent collection.

If you do not have a long-term visa, you will not be able to open an account in banks in Thailand, even on the basis that you own real estate.

property ownership, Thailand family, and some other reason that I forget now are valid and accepted but yet - it is branch specific. A quick search in this group or the Thai visa group will pull up the reports of Krung Sri accepting dtvers — keep trying urself or reach out to Thai Visa agent in Bangkok

Thailand420 Do they open them on DTV? At the branch I went to they said only open for those with "Immigration Visa". It might have been a translation issue but that is what they said on the printed document they showed me. Could also have just been that particular branch.

If you want to do buissnes in thailand which includes having a condo bought and utilitys payed as tourist , you need a diffrent visa and that wasn't your question about dtv visa and account holding

I used to pay my rent using Wise so maybe Wise for rental income. If you have a tenant, you can make them be responsible for utilities. Hope this helps.

Does the condo have a reception or a juristic office, maybe they can receive the rent for a small fee then you collect at your convenience. Obviously, a yearly contract would resolve that. Tenants are normally responsible for the utility bills

If you own a condo, you have a right to a bank account

No-one has a "right" to a bank account. It's up to the bank and its policies. At this stage Bangkok Bank and Kasikorn will not entertain tourists

I do not think it is a "Right". It is a possibility a bank will let you have an account but it is not a right enshrined in law. Unless you can point that out to us?

perhaps "right" is a poor choice of words. Let us instead call it one of the accepted criteria

You would think they woukd be rushing for property owners to be able to have bank accounts given the dire state of the property market. They need all the money they can get.

perhaps some of the money laundering money by some notable foreign countries have been putting that money into Thai condos and the banks don’t want to deal with it

That has been going on a lot longer than the scam centres in neighbouring countries. It is true a lot of the scam centre laundering has gone through property though. Buying whole floors of a condo. Multiple villas for renting out. Best not to say too much in public but who is the father of the DTV and where did the property business he was CEO of market their wares :-) :-)

did you open it up before buying the condo? Does the bank know that you have since bought it? If you bring proof of ownership to the bank, you should be fine.

You are able to open bank accounts by proving your ownership of the condo.

The DTV is treated as a tourist-type visa, and Bangkok Bank (and most others) won’t open or maintain accounts under it. Property ownership doesn’t change that—there’s no official rule or policy that makes it an exception. The only rare cases where DTV holders can get accounts are through accredited Muay Thai or cooking schools with heavy documentation, but property alone isn’t accepted.

wrong. - property ownership does qualify you for account but it depends on the specific branch. This is listed on BBL’s official statement/pr

Open a business as you are renting out. You don't need a bank account for paying utilities.
