Anyone have experience of how to get a non immigrant 90 days business visa approved?

My situation is, citizen of the Netherlands, private funding for a new business in Thailand, which will 51% Thai, so not employed, more than required money in bank statements, invite letter from a Thai business and citizen.

Instead of reservation of hotel, a reservation of a condo for a year.
