Am I right in thinking that if my condo manager files TM30 and gives me a copy, I don't need to physically go in to immigration until my school take me for visa extension based on work permit?

TLDR : Answer Summary
If your condo manager files the TM30 and provides you with a receipt or screenshot from the online system, you are not required to visit immigration in person until your school assists you with the visa extension based on your work permit.

As long as they give you a screen shot that they took from the online system OR give you the receipt from having done it in person

You will be fine..
