TM30 - if 2 foreign tenants register and notify themselves online, do they need 2 different accounts or just 1 acc. for 1 apartment?

TLDR : Answer Summary
Foreign tenants must be registered individually at the address they are staying in Thailand, which means each tenant needs their details entered separately for TM30 registration. The property owner sets up one account to manage registrations for all tenants, but each tenant's information, including passport and country of origin, must be entered individually.

The online TM30 is a 3 step process :

1. Set up an account

2. Add an address

3. Register the details of the foreigner staying

For more than one person staying you repeat step 3 or add two foreigners at the same time

To put it plainly, EACH person must be registered separately at the address where they are staying. You enter their name, passport # & country of origin. We own our condo. When we arrive in Thailand, or back from a trip within Thailand, I must log in and register myself as staying at that apartment, and ALSO register my husband as staying at that apartment. I am listed as the owner - the owner must register EVERY person staying at that apartment, individually.

If there are 5 of you staying at that location, you must register all 5.

as a landlord I must register, hotels do it automatically, Airbnb must also, or risk a problem with immigration. Both people must be registered.

Not 2 accounts. Tenants do not register. Both passports must be registered as staying there by the owner of the property through their account.

Tenants do not register. The property owner registers, and that property would have 1 account that can register any and all tenants.

Then you can register for them, but you need all the ownership information. Their ID, their house book, etc. See what the TM30 site required to register. But you would have to register in their name, and with their information as they are the owner.

Also, TM30 is a LEGAL requirement of the owner. They are required to do it by Thai law.

I have all of their documents. My question is if my friends staring at the same apartment as a couple, do they need to register as 1 or 2 accounts?

YOU CANNOT REGISTER MORE THAN ONE ACCOUNT. Why is it so hard to understand? There is a SINGLE ACCOUNT FOR THE PROPERTY. Tenants do not get accounts. You CANNOT REGISTER TWO ACCOUNTS. One account for the property, for the owner. That account registers people who stay there. Can register 1 million people if they want.
