Will I be fined for late TM.30 submission if I visit immigration on Monday after arriving in Thailand?

I'll be arriving in Thailand on 17th Oct, Friday at 22:00 PM. I need to do TM.30, but Immigration will be closed on Saturday and Sunday. If I visit immigration on Monday to do the TM.30, will I be asked to pay fine of 1600 Baht since I didn't do it within 24 hours of my arrival?

I'm renting a condo, but I don't have any communication with the owner. My only communication is with the agent and the condo juristic persons. When I first rented the condo, the owner basically refused to take any responsibility for the TM.30 and asked me to contact the condo juristic for it to be taken care off.

Since then, my TM.30 has always been done by the condo juristic person, for a fee of 500 Baht (since I didn't wanted to visit the immigration myself to do it). But this time, the condo juristic person said that he can't do it on Saturday because the immigration will be closed. Can only be done on Monday and he's not sure if I'll need to pay any fines.

Any suggestions on what I should do? Will I be fined on Monday?

Paying 500bht for it to be done is a scam. But there’s not much you can do about it now. Get juristic to do it for you.

It's understandable why he wants 500 Baht for something that's free. Once you visit immigration and have to wait for hours sweating buckets, the price doesn't seem that high to me. I would rather pay 500 Baht for him to do it. But I would rather not pay 2000 Baht as a fine for not filing TM30 within 24 hours of my arrival, as it's no fault of my own if immigration is closed on weekends.

The Tm30 is a mandatory filing required to be done by the owner.

In reality if you have no reason to be at immigration and are only staying a short period if time, it's not a problem.

If you need to do an extension or anything with immigration is when it gets checked and a possible small fine.

FFS Don't panic. If you really need one and you're being asked for 500B to produce one find a cheap nearby hotel for 350 to 400B a night that will do your TM30 and book one night, save yourself a little and your condo bloke gets F All for trying to extort money from you.

yep and if they can't extort money from you and you're Having to leave the country early due to immigration or Other reasons Especially in the wake of recent events. - they know this- they can run your credit up if you have to leave the country and are unable to pay your rent. People need to be careful credit fraud is rampant there. But Chiang Mai was the best place I ever lived in my God damn life! I would go through that shit a million times over. For me going into Thailand and taking that 20 hour sit-down train from Bangkok to Chiang Mai was like going to heaven but ascending slowly and then when you get there everyday being nice slow tranquil peaceful it was the best time of my life! Especially when they had that particular plant the criminalized and the funny thing is their species of it is just so beautiful to look at. Even times when I would not partake of such festivities it was a wonderful place to have worn my flat feet to the Bone walking

I have never filled TM30 quickly. Went I go for extension, I just do it there.

So it depend on immigration office. Khon Kaen & Udon Thani, they do not care. But to answer your question, ofc, it's not gonna be a problem to do it Monday.
